Home styles and price ranges in Westwood

Westwood’s housing market is much more diverse than nearby Westside neighborhoods like Bel Air or Brentwood. Those neighborhoods are almost entirely made up of single-family homes, but Westwood features a large inventory of modern high-rise and low-rise condos on its south side, along with a mix of single-family properties on its northern side. Condos can list for anywhere from $500,000 for an aging studio to $5 million for a modern penthouse. Single-family homes, meanwhile, range from midcentury ranch-style properties to sprawling estates. Most of the single-family inventory is made up of spacious properties that sell for between $2 million and $4 million, but there's also a fair number of high-end luxury builds that can list for anywhere from $5 million to over $30 million.

A neighborhood built around an elite University

UCLA is the beating heart of Westwood. The elite university and its associated hospital employ a sizable chunk of the neighborhood’s permanent population, while students create a considerably livelier atmosphere than anything found in other Westside neighborhoods. “Westwood, to me, is the university,” says luxury agent Antonio Bruno of Sotheby’s International, who has worked in the area for over 7 years. “You’re getting a vibrant college town in one of the most popular landing spots in the city.” The campus is home to both the Mathias Botanical Garden and the Franklin D. Murphy Sculpture Garden, and the university runs two highly rated art museums: The Fowler and The Hammer. College sports are also a big part of the community. UCLA plays its home football games at the Rose Bowl in Pasadena, but basketball games are played at the John Wooden Center in the heart of Westwood.

Locals are close to iconic LA private schools

Westwood is served by some highly rated public schools, including Warner Avenue Elementary. However, the neighborhood, and the Westside area generally, is better known for its private schools. Westwood itself is home to the UCLA-affiliated Geffen Academy and the all-girls Marymount High School, and the Harvard-Westlake School and Crossroads School are both less than 20 minutes away by car.

There are multiple golf clubs and nearby trails

Bel-Air Country Club and Los Angeles Country Club are both in the neighborhood. Both are extremely exclusive and known for their celebrity- and mogul-studded member lists. Locals looking for a more casual outdoor experience often head north to Santa Monica Mountains National Recreation Area, which has a huge network of trails. It’s not far from the beach or the airport

Westwood is closer to major commuting routes than Brentwood or Bel Air, making it a popular choice for homebuyers focused on city access. “It’s easy to get to the beach, easy to get to Beverly Hills and the airport’s a straight shot down the 405,” says Bruno. “There’s a little more noise, maybe, than other parts of the Westside, but there’s a lot more stuff to do. That’s the trade-off.” It’s roughly 6 miles from the neighborhood to the Santa Monica Pier, and about 12 miles to Los Angeles International Airport. Several Big Blue Bus lines run through the neighborhood.

Westwood is a busy, upscale neighborhood surrounding the University of California, Los Angeles. Filled with many restaurants and eateries, several high-end and boutique shops, and a few bars, it offers everything for personal convenience and enjoyment. Westwood is also sandwiched between Beverly Hills to the east and Santa Monica to the west, both of which are easily accessible and offer a number of other options for things to do.

I've lived in Westwood since I was born. I've grown to appreciate just how nice of an area this is. Everything you need is within walking distance, or for those of us that drive, within a 10-minute drive. That includes groceries, a village with stores and restaurants, movie theaters, malls, and more. The only reason I do not give it 5 stars is becuase of how expensive the real estate has become. I remember when the most expensive house used to be 1.5 million. Now, there are homes that sell for 5 million. Other than that, great neighborhood to live in

I lived in westwood for 4 years while i was a student at UCLA. I can say that rent is very high, especially for a student, as is the overall cost of living. For apartments specifically you really are note getting what you pay for. There are benefits to living in an expensive area like access to retail, parks, transportation, and general safety. That is not to say the whole area of westwood is safe - the areas concentrated with students can get rowdy and not safe for children or even women.

Westwood is located right next to UCLA so there will be lots of college students but you will also see plenty of other adults. Overall there isn't a whole lot to do except for eat and shop but it is generally very safe and clean.
