In the San Joaquin Valley, Madera Acres offers the tranquility of a rural setting balanced by the comforts and conveniences available in the neighboring city of Madera. Vineyards, orchards and dairy pastures surround it on three sides, and the Sierra Nevada mountain range is a distant backdrop. Fresno, the largest city in the Central Valley, is about 30 miles down Highway 99. “Madera Acres has a more rural, more country feel,” says Marisela Ramos, Realtor with The Real Brokerage Inc., who specializes in the Madera area. “You get bigger lots, so that’s what drives a lot of people here. You have that quiet lifestyle, but it’s convenient. It’s a homey town, not as busy as Fresno. It’s somewhere you would want to raise your kids.”
Agriculture, manufacturing and healthcare are big industries in the area. Madera County has over 100 manufacturing companies, with several located in and around Madera Acres. “There are a lot of options for work,” says Ramos. “Some people commute to Fresno or Merced. We’re also going to be getting a new casino, and that’s going to help with the growth.” North Fork Casino is scheduled to open in early 2026, just west of Madera Acres on Highway 99.

In Madera Acres, spacious green lawns are the norm, accented by small groves of palm, pine and oak trees. Most lots are more than a half acre, large enough for RVs, large gardens and playsets. Homes were primarily built between the 1970s and 1990s. Ranch-style homes are common, with newer multi-story and Spanish-inspired contemporary houses in the northeast near the Madera Country Club. The 1,200-square-mile national park with granite cliffs, waterfalls and giant sequoias provides recreation and, during the summer, respite from triple-digit temperatures. Recreational opportunities include biking, hiking, fishing and rock climbing.

Madera Acres has a few casual restaurants, including several taquerias along Road 26, but most options are to the south in Madera. Madera Marketplace is across Highway 99 and has two grocery stores and several restaurants. There are boutiques, restaurants and other small businesses along East Yosemite Avenue downtown. Table Mountain Casino, which is 28 miles away, and Chuckchansi Gold Resort & Casino, 35 miles away are popular spots.

Schools in Madena Unified School District
The Madera Unified School District serves Madera Acres and is graded B-minus by Niche. Both are under 40 miles away. “Kids are gravitating there for college,” says Ramos. “They are close enough to drive to, and we’re in the middle of either one.”

Air quality, wildfires and crime trends in Madera Acres
Wildfires and agricultural burning have negatively impacted air quality in Madera Acres, but luckily, authorities enforce burning restrictions to address the problem. Crime rates are not readily available for Madera Acres; however, according to FBI data, both violent and property crime rates in Madera County have trended downward since 2018.
International flights at Fresno Yosemite International Airport
Highway 99 connects Madera Acres to Fresno, 30 miles away and the Fresno Yosemite International Airport, which has nonstop service to 14 major U.S. cities and two destinations in Mexico. In the next few years, a low-ridership Amtrak station in Madera Acres will be replaced by a modern station that will accommodate high-speed rail. It will be about 10 miles south of Madera Acres and is expected to improve regional access and ease congestion and air pollution in the area.
Events and the Madera Islamic Center
Community events in the area include the annual Madera District Fair in September and a Christmas parade downtown in December. The Madera Islamic Center offers daily services, community barbeques and youth activities such as movie nights.
