Homebuyers flock to Audubon for amenities and convenience
About 45 miles north of Houston, the Audubon neighborhood flanks the Aggie Expressway in southeastern Texas. The community attracts homebuyers seeking a family-friendly atmosphere, which is facilitated by homes close to one another, and those looking for highway access down to Houston. Audubon is still under development, but is split into three different sections of housing, which will be complemented by community parks, trails and bodies of water when the community is fully developed.
“People are drawn to Audubon by a multitude of different things,” says Adam Olsen, a broker associate and team lead with EXP Realty. “It’s right there in Magnolia with easy access to 249, which is a straight shot into Houston. There are multiple trails, linear parks, a clubhouse, multiple lakes and lots of green space. It’s all built around these major corridors, which is extremely nice.” Audubon also aims to bring its residents together through numerous amenities, including the Club Audubon Recreation Center, and the community has a recently-built elementary school within the neighborhood.
Homes on the east side of the Aggie Expressway
Homes in Audubon are separated into three sections: Creekside North, on the east side of the neighborhood; Audubon Park, in the center of the community between Mill Creek and the highway; and Creekside South, on the west side of the highway. Architectural styles throughout all three sections are typically modern, traditional designs, often with ranch-style or Craftsman influences. “A lot of them are more on that modern side with the high-pitched roofs or square, flat roofs with squared-out front doors to give it a modern look,” Olsen says.
Prices in Audubon vary widely, typically between $300,000 and $750,000, but depend on location and floor plan. “The difference between the sections are the price points,” Olsen says. “Each price point has their own section. The $300,000 - $400,000 homes, the $400,000 - $500,000 homes and then then half-a-million-plus homes are all going to have their own sections.” Homes in Creekside North are typically the lowest priced, followed by Creekside South. The highest price points are typically found in Audubon Park. The neighborhood has a CAP Index crime score of 1 out of 10, the lowest possible rating.
Education is provided by the Magnolia Independent School District
Audubon is served by the Magnolia Independent School District, which received a District of Distinction nod from the Texas Art Education Association in 2023 and 2024; Niche awards the district an A-minus rating. Magnolia Parkway Elementary School has an A-minus rating and spans kindergarten through fourth grade, while Bear Branch Intermediate School hosts fifth and sixth grades and garners a B-plus. Bear Branch Junior High School receives an A-minus and enrolls seventh and eighth grades, and Magnolia High School also gets an A-minus rating. The recently opened Audubon Elementary School is in the neighborhood and hosts kindergarten through fourth grade, but does not yet have a rating from Niche.
Restaurants west of Audubon in Magnolia proper
Locals typically find restaurants by heading west on FM (Farm to Market) 1488 to Magnolia. Pengus’ Place offers a mix of American and British dishes in a small roadside building, while Las Fuentes Mexican Restaurant is a popular spot farther down 1488. In downtown Magnolia, the Magnolia Diner serves breakfast, lunch and dinner all day. Diners can grab international fare at the Rancho Grande Bar & Grill or Blue Iguana Taco House. Other favored stops include Lone Pint Brewery and WanderCrust Pizza Company & Detour Wine Bar.
Grocery shoppers can go to Brookshire Brothers in Magnolia, about 3 miles west. Shoppers can also drive the same distance east to an H-E-B, located close to where FM 1488 meets Spur 149. “Right there at 149 and 1488, there is a retail development with H-E-B, other big-box stores and a multitude of other Fortune 500 franchises,” Olsen says. “It’s three minutes away from the far entrance of Audubon – to the H-E-B, it’s roughly 15,000 feet.”
Planned and completed neighborhood green spaces
Audubon offers a number of amenities, both completed and planned, in the neighborhood. “There are hiking and biking trails, a resort-style pool that they are building, a pavilion and some nature areas throughout Audubon,” Olsen says. All are part of the Audubon Park District, which is slated to total over 700 acres. Screech Park has a playground, swings and trails, while Legacy Park has a play structure, open areas and large trees providing shade. According to the developer’s website, planned future amenities include Club Audubon, a multi-acre recreation center with a pool and clubhouse encircled by a pathway for walking and biking. Other trails and open spaces dot the neighborhood, and anglers can fish in parts of Mill Creek.
Driving to Houston on the Aggie Expressway
State Highway 249 is also known as the Aggie Expressway. The toll road extends southward into central Houston, a trip of around 45 miles from Audubon. “Audubon has quick access to 249,” Olsen says, “so it’s a straight shot into Houston, College Station, Tomball and those ancillary markets surrounding it, which makes it very attractive. It’s just in a really great, central location.” Austin and Waco are each around 140 miles west and northwest, respectively. George Bush Intercontinental Airport sits under 40 miles from Audubon. The Houston Methodist Emergency Care Center is less than 3 miles west down FM 1488.
Events in the area surrounding Audubon
Lake Conroe is less than 25 miles north of Audubon and hosts numerous events. “Any holiday, especially the Fourth of July, they have a fireworks show,” Olsen says. The lake is also popular for fishing, boating, swimming and other water sports. Closer to Audubon, Magnolia is the site of the annual Texas Renaissance Festival, which can draw over half a million visitors each year across eight weekends. The fair takes place about 10 miles west of Audubon in Todd Mission.
