Mather is a small Sacramento-area community adjacent to an airport
Mather is a community about 17 miles east of Sacramento and southeast of U.S. Route 50. Its link to aviation began in 1918 when the U.S. Army set up a new pilot training base here. Later, the area adopted the name of fallen pilot and Second Lieutenant Carl Spencer Mather and eventually became a U.S. Air Force Base, which closed in 1993. It's now the Sacramento Mather Airport, which is cargo-focused and home to an Air National Guard intelligence squadron.
Mather's population is about 4,700, according to U.S. Census estimates. Some area mailing addresses are assigned to Rancho Cordova , a surrounding city with a population of over 80,000. "Mather is a pocket of development. Compared to Rancho Cordova, which borders Highway 50 more directly, it doesn't feel like you're right in the city. There's a lot of green space and walking and biking trails," says Heather McCarthy, a Realtor with Better Homes & Gardens Reliance Partners. She's also a certified estate and probate specialist and experienced in divorce transactions.

Early 2000s contemporary homes with prices based on square footage
The residential portion of Mather is fairly compact, consisting of streets off Woodring Drive and Excelsior Road, an extension of Mather Road. It's walkable, with sidewalks, though some streets only have them on one side. Short blocks and looped streets result in calm traffic conditions. Lots are evenly spaced, with homes typically fronted by small lawns, short driveways and garages.
Homes in Mather date to the early 2000s and may be within homeowners associations. Contemporary Traditional homes, Mediterranean and Spanish Revival-inspired architecture are common. Prices range from about $460,000 for a home with approximately 1,100 square feet to $790,000 for one that's more than double the size. "Mather is still relatively affordable compared to Folsom . Rancho Cordova is probably a little less, but homes are generally older," McCarthy says.
Some see the area's electricity provider, Sacramento Municipal Utility District, known as SMUD, as an advantage. "It's a utility owned by rate payers, so has a lower cost. Once you get above Folsom Folsom , you're in the PG&E space." The Pacific Gas and Electric Company serves a significant portion of northern California, with the Sacramento area as an exception. Additionally, Mather is at relatively moderate risk for wildfires and is within the northern region of the California Fire Safe Council.

Airport-related noise, property easements and an annual air show
Proximity to the Sacramento Mather Airport can be a concern in terms of aircraft noise and flyovers. Individual properties may come with disclosures concerning the airport's impact. Some home sites have an "avigation" easement, allowing for unobstructed airspace flights over land. Aircraft operators and air traffic controllers are encouraged to adhere to procedures from the Sacramento County Airport System Noise Abatement program.
Mather's biggest event, held at the airport, is the California Capital Airshow, which the world-famous U.S. Navy Blue Angels Demonstration Squadron has headlined. "It happens every year, and you get a front row seat in Mather. It's a big deal," McCarthy says.
Closed in 1993, the former U.S. Air Force Base is now Sacramento Mather Airport.

Community and regional parks, a sports complex and assorted trails
Independence Community Park and Veterans Park, which are within walking distance of Mather homes, offer playgrounds and sports amenities. To the northeast, Mather Regional Park includes Mather Lake, which has picnic spots and is stocked seasonally with bass and trout for fishing. The 18-hole Mather Golf Course, part of the park, is a public facility that hosts leagues, PGA Camp and an annual Santa breakfast.
The Mather Sports Complex includes fields, ball courts, a recreation center and a skate park. Among the trails in the area are the multiuse Mather Heritage Trail, Stone Creek Community Bike Trail and a portion of the 32-mile-long American River Parkway, also known as the Jedediah Smith Memorial Trail.
Anglers may fish from the pier at Mather Field Lake Regional Park.

Highly rated schools in the Folsom-Cordova Unified School District
Mather is zoned to the Folsom-Cordova Unified School District. Students may attend Mather Heights Elementary School, which earns an A grade from Niche and is within walking distance of homes. W.E. Mitchell Middle School and Cordova High School both receive B grades and are about 7 miles away. School choice enrollment is by application. The Folsom Cordova Community Charter School in Mather provides in-person resources for the region's homeschooling families.
Mather Heights Elementary offers great early education and has an A rating on Niche.
W.E. Mitchell Middle School is rated a B grade on Niche.
Cordova High School offers amazing sports, music and art programs to students in Rancho Cordova.

Shopping and dining options to the west, east and north
West of the airport, Bradville Square Shopping Center has some businesses, including a Grocery Outlet and Jangsu Korean BBQ. Also nearby is Bradshaw Sandwich Shoppe and a Food4Less. Several miles to the east, the Sunridge Shopping Plaza offers a Raley's grocery store and casual eateries like Capriotti's Sandwich Shop. There's plenty more to the north, in Rancho Cordova.

Freeways, light rail in the area and commutes to the Central Valley
In addition to U.S. 50 being close by, state Route 16 is to the south, and there's access to Interstate 80 within a 16-mile drive. "It's also a good location for a commute to Central Valley locations like Galt and Lodi . Mather gives you an alternative and more direct way to get to Highway 99 via Grant Line Road. And you can avoid going through Elk Grove , a more populated area with traffic," McCarthy says.
American River Urgent Care is several miles east of Mather, and Mercy San Juan Medical Center is about 13 miles north. Sacramento Regional Transit, or SacRT, operates light rail on the Sacramento Gold Line from Mather Field/Mills station, about a 6-mile drive from central Mather. The station's park-and-ride lot has more than 200 spaces.

More airports in the region, other employment sites and a smelly plant
About 20 miles northwest of Mather, the Sacramento McClennan Airport has a general aviation airfield and is part of McClellan Business Park, a job site for about 15,000 workers. The Sacramento International Airport, about 30 miles northwest, is also a significant employer, and offers commercial passenger flights. People may also commute to Rancho Cordova or Sacramento for work in industries like health care, tech and manufacturing.
Unpleasant odors can be an issue, as the Sacramento Rendering Company is a few miles southeast of Mather. The plant, which provides animal waste removal, byproduct recycling and renders animal fat, has plans to relocate, though the status of that move is unknown. "They've been talking about closing or moving it for a while. You don't smell it all the time. It tends to be just when it's super hot. Sometimes in summer it's a little awful," McCarthy says.
