A diverse mix of homes, from condos to luxury properties

The median sales price in the neighborhood is roughly $500,000, significantly higher than the city as a whole. It’s also higher than nearby neighborhoods like Greentrees or Kirby Woods. Condos can sell for $100,000 to $200,000, while Colonial and ranch-style homes go from $300,000 to $600,000. There are also a few small gated communities with upscale French country-style homes, which can range from $700,000 to $1.2 million.

Shopping centers on Poplar Avenue

The stretch of Poplar Avenue next to Poplar Pines is the main shopping district in East Memphis. Tons of shopping centers line the street, including Ridgeway Trace, which has a Target and an REI. The Regalia Shopping Center is across the street and has a couple of high-end shops, and Poplar Court has local businesses like a shoe store and a nail salon. The closest grocery store is a Kroger, just across the avenue.

Fast food and local restaurants line the corridor

Though there are plenty of typical fast-food options, Poplar Avenue is home to some of the best restaurants in Memphis. Local favorites include:

  • Bog & Barley Irish Pub, with its bar and furnishings imported straight from Ireland
  • Owen Brennan’s Restaurant, serving Cajun classics
  • Babalu, an upscale Mexican spot
  • Central BBQ, a Memphis staple for smoked ribs

Convenient commutes on one of East Memphis' busiest routes

Thanks to Poplar Avenue, commuting is fairly simple. It’s about 10 miles to Midtown Memphis and 12 miles to Downtown Memphis, though most people take Interstate 240 to the city center. Downtown is home to the Medical District and employers like St. Jude. The area is car-centric, but there’s also a Memphis Area Transit Authority bus line that runs along Poplar.

Several neighborhood parks, plus Shelby Farms

Holmes Park has a playground and a walking trail, and there’s a fishing pond and dog park at Forgey Park. The Lichterman Nature Center, also nearby, is a 65-acre preserve with a visitor center and wildlife exhibits. But the most popular area for recreation is Shelby Farms Park, about 6 miles away. It’s one of the largest urban parks in the country, featuring trails, lakes, playgrounds, even its own bison herd. “At one time, there was a plan to move the Memphis Zoo to Shelby Farms,” Rubenstein says. “That whole plan just didn’t happen, but they left the bison. And so the buffalo are still in Shelby Farms, and you can see them as you drive through.”

Public schools zones are split between Memphis and Germantown

Poplar Pines is split between Memphis-Shelby County Schools and highly rated Germantown Municipal School District. Private options include the all-boys Memphis University School and all-girls Hutchison School, both highly rated.

A proposed mixed-use development could add to the area's happenings

A proposed development at the corner of Kirby Parkway and Poplar Avenue, called The Standard Germantown, could continue to make this stretch of Poplar one of the busiest in the city. It hasn’t yet been fully approved and funded, but the developer is planning a mixed-use complex with apartments, condos, retail and dining. “It looks like it could really transform that area from an entertainment and lifestyle perspective,” says Max Rubenstein, a Realtor with Keller Williams who’s worked in Memphis for almost a decade.
