The Canyon Cove neighborhood emphasizes thoughtful planning, spacious streets and green spaces that encourage neighbors to connect and enjoy their surroundings. While about 25 miles southeast of Riverside and roughly 80 miles from Los Angeles, the community is part of the greater Canyon Lake. Prices hover above the median for the Inland Empire. Still, real estate agents say, it compares favorably with even pricier sections while still offering a quieter residential environment with access to outdoor living and urban amenities. “That whole area is full of really fairly priced homes that offer a really great bang for your buck,” says Jensen Kierulff, a real estate agent with Blue Jay Realty and longtime community resident. “It’s just far enough out that it still makes sense for commuters, and it feels like a classic suburb.”

The neighborhood features single-family homes, mainly in the form of traditional single-story homes and modern contemporary two-stories. Aesthetically, it showcases a mix of influences, including Craftsman, Mediterranean and Spanish designs, and many homes have large windows to take in views of the surrounding hills. Properties often have private yards landscaped with drought-tolerant plants. Prices typically start at $650,000 and reach as high as $950,000. “Prices are among the lowest in that general vicinity,” says Kierulff. “And really, looking down the street from the sidewalk, it feels like that old-school kind of suburb you’d see in the old days, even with most of the homes being relatively new.”

Menifee Union and Perris Union High School districts prepare students
The Menifee Union School District covers Canyon Cove for elementary and middle school and the Perris Union High School District for high school. Elementary students can begin at Taawila Elementary, which earns a B-plus rating from Niche. Middle school students can move on to B-rated Menifee Valley Middle School. High school students attend Paloma Valley High School, which holds a B-plus rating and features a renowned theater club.

A hiker's paradise
The area is something of a hiker’s paradise. Mason Mountain is in the southwest corner of the neighborhood and offers a quick climb to the peak and its views of Menifee. Heather Ridge Hill and the Salt Creek Trail are also nearby. East Port Park is about a mile away. Situated on the East Bay portion of Canyon Lake, it has a boat launch and a pier as well as pickleball and basketball courts and dog parks for those who don’t want to get into the water. . “Canyon Hills has everything,” says Kierulff. “Pools, trails, and more – plenty of ways to spend an afternoon.”

Local flavor and national favorites
The Menifee Countryside Marketplace houses big-name options such as Target, Kohl’s and Best Buy. Also nearby, the Canyon Hills Marketplace is home to Stater Bros. Markets for groceries, along with a Starbucks and Dominos. For local dining, favorites include Breakfast Club of Menifee, which serves unique takes on breakfast classics in a rustic atmosphere, and Giovanni’s Pizza & Pasta. “Pepe’s Cantina is a favorite of mine,” says Kierulff of the classic Mexican American fusion spot just outside the neighborhood.

I-215 gets residents where they need to go
Canyon Cove’s location near Interstate 215 provides straightforward access to nearby employment centers throughout the Inland Empire, and some residents make commutes as far as Los Angeles. Riverside is about a 30-minute drive north, and San Diego is roughly an hour’s drive south, depending on traffic. About 45 miles away, Ontario International Airport connects travelers to domestic and international destinations.
