Growing community around the Phoenix-Mesa Gateway Airport
Centered around the airport of the same name, Phoenix-Mesa Gateway is a growing community of new construction homes with quick access to Arizona State University Polytechnic Campus, commercial centers and public transportation. “It’s a nice area because it’s right on the border of Gilbert and Mesa, and close to freeways,” says Sharon Carstens, a local real estate professional with over 40 years of experience. “They’ve got some really great new home developments.” Nearby access to Highway 202 and Valley Metro buses makes it easy for residents to get around the Phoenix Metropolitan Area, and Phoenix-Mesa Gateway receives a CAP Index Crime Score of 3 out of 10, compared to the national average of 4. Area shopping and dining includes local businesses along East Williams Field Road, the Gilbert Gateway Towne Center and Epicenter at Agritopia, about 4 miles west. “Some communities have been built up around this area that are attracting younger people. It’s a fun area,” says Carstens.
New single-family homes near the airport
The average home price in Phoenix-Mesa Gateway is $690,000, more than in neighboring Fountain of the Sun and Superstition Springs, where the averages are $325,000 and $435,000, respectively. Homes here range between $500,000 and $800,000, and most date from the late 20th century or are new construction from the 2020s. New homes are typically a part of homeowner’s associations like the master-planned Hawes Crossing, where residents share soon-to-be-built amenities like a community pool, pickleball courts and a fitness center. Single-family homes start around $550,000 and feature Spanish Colonial Revival- or Craftsman-style details like terracotta-tile roof and stone or wood accents; most are painted in earth tones or shades of black and white, and all have attached garages. Late-20th-century homes start around $700,000 and are typically ranch-style; may include acre-sized lots with low-water plantings or rock gardens, and none have homeowner associations.
Higley Unified District schools receive high marks from Niche
Phoenix-Mesa Gateway is zoned for the Higley Unified School District, which Niche rates an overall A-minus. Local kids can attend Gateway Pointe Elementary, Cooley Middle and Williams Field High, all of which are also rated A-minus; at the latter, students can take dual-enrollment courses for college credit at Chandler-Gilbert Community College and Scottsdale Community College. The A-rated Arizona State University Preparatory Academy - Polytechnic is another option for local kids; the charter school serves all grades and partners with ASU to provide personalized learning and ensure collegiate success.
Local parks near Phoenix-Mesa Gateway
The Arizona State University Polytechnic Campus includes several recreational spaces that locals can use, including courts for tennis, racquetball and sand volleyball, multi-use soccer fields and softball diamonds. Desert Sky Park is less than a mile west of the campus and features a fitness obstacle course, a lake with ducks and minnows, and several multi-use fields popular with local sports leagues for practices and games. Nearby, the 18-hole public course at Toka Sticks Golf Club is a rare desert oasis, lush with trees and dotted by sand and water hazards. The 272-acre Gilbert Regional Park is 6 miles southwest and offers lighted courts for basketball, pickleball and tennis, as well as a splash pad with play structures, and several open areas for picnics and get-togethers.
Nearby shopping and dining centers
For groceries, residents head to Fry’s on East Williams Field Road. Nearby dining options include Hash Kitchen, a brunch spot popular for its modern twists on comfort food favorites like cannoli donuts and croissant burgers; the restaurant also features a build-your-own bloody mary bar and live DJ music on the weekends. Next door, The Brass Tap offers craft beers and trivia on Thursdays. Carstens recommends heading to Epicenter at Agritopia, an outdoor shopping village 4 miles west, for shopping and dining. Set by tree-lined sidewalks, Epicenter features restaurants like Belly Kitchen and Bar, a southeast Asian eatery, boutiques like Manor, a streetwear and sneaker shop, and The Farm Store, a grocery store with locally sourced produce from Agritopia Farm. “It’s really unique for Arizona to have little high-rise areas for shopping,” says Carstens.
Events at the Higley Center for the Performing Arts
Most entertainment venues are outside the neighborhood, but residents always have a front-row seat to plane-watching at Mesa-Gateway Hill, where a group known as the spotters observes and photographs passing aircraft. About 4 miles west, the Higley Center for the Performing Arts hosts events including local dance recitals, concerts from touring musicians and theatrical performances. Mesa hosts several annual celebrations throughout the year, including the Arizona Celebration of Freedom on the 4th of July in Downtown Mesa, about 20 miles northwest; touted as the largest free 4th of July event in Arizona, the festival includes food and drinks from local vendors, live music and crafts from local artists and a striking fireworks display. Major League Baseball’s spring training starts in February, and Phoenix-Mesa Gateway residents are within about 30 miles of three Cactus league ballparks: Hohokam Stadium, Sloan Park and Tempe Diablo Stadium, where the Oakland Athletics, Chicago Cubs and Los Angeles Angels play.
Getting around the Phoenix-Mesa Gateway
Phoenix is 35 miles northwest, a 40- to 60-minute drive, depending on traffic. “You’re right off the 202, so there’s pretty good freeway access,” says Dave Rutter, a Realtor with Keller Williams who has worked in real estate for over 20 years. Valley Metro buses in the area make it easy for residents to get around the Phoenix Metropolitan Area. Phoenix-Mesa Gateway Airport makes up most of the neighborhood, convenient for residents who are taking domestic flights and want to avoid the lines at Sky Harbor Phoenix International Airport, 30 miles northwest. “It’s a super small airport, so you don’t have to get there a few hours early or walk a mile to get to your gate,” says Rutter. East Valley Hospital is next to the Phoenix-Mesa Gateway Airport.
