In the 1960s, Cuban immigrants helped solidify Wynwood as an industrial hub, making up most of the workforce in its thriving Garment District and factories for companies like Coca-Cola and the American Bakeries Company. But as the community continued to grow, working-class residents were priced out, causing manufacturers to leave to area and move closer to their workforce. Then, in the 1980s, thanks to the vision of a group of artists and gallerists, the neighborhood was reborn into the cultural hot zone it is today, with art galleries, museums and a wide selection of restaurants and retail shops on nearly every corner. As a result, home renovations and new construction are on the rise. "There's been incredible improvement in Wynwood," says Gisele Camargo, an associate broker with Compass. "It's become a trendy place, and it's had a beautiful transformation."

Trendy eateries in the Wynwood Art District
There's a kaleidoscope of restaurants in the Wynwood Art District, everything from fusion spots to hole-in-the-wall taco joints to award-winning bars. Zak the Baker is a Miami staple known for its aesthetically decorated coffees and sandwiches made with in-house baked artisan breads. Beaker & Gray is another neighborhood mainstay, serving New American cuisine and award-winning custom cocktails like the "Midnight in Paris," an almond-infused brandy and American whiskey-based drink. It's a high-end eatery with a cozy atmosphere, donning dark wood furniture and low lighting. J Wakefield Brewing offers a more casual environment, decked out in Star Wars and Marvel murals. It's one of the neighborhood's original breweries, opening in 2015. It offers a rotation of unique craft beers on tap and food from different truck vendors. The neighborhood is also home to The Shops of Midtown Miami, an outdoor shopping mall with familiar retailers like Target, Trader Joe's and HomeGoods.

Sports fields, rec center at Roberto Clemente Park
Roberto Clemente Park is Wynwood's main public outdoor space and includes amenities like baseball and football fields, basketball courts, a playground and a picnic shelter. An on-site recreation center hosts after-school and seasonal programming for teens and youth. The neighborhood is also home to the iconic Wynwood Walls, an innovative open-air street mural gallery first dreamt up by renowned developer Tony Goldman. Since opening in 2009, the museum has featured pieces by over 100 artists from around the world. But the Wynwood Walls is not the only groundbreaking museum here. The Museum of Graffiti is the world's first museum dedicated to sharing the medium's history. Exhibits showcase the works of local and international graffiti artists who have contributed to painting Wynwood's public spaces. The Bakehouse Art Complex is a community mainstay that's served as a creative incubator for over 30 years by nurturing nearly 100 artists. It was once an industrial bakery but has been repurposed into an art space with 60 studios.
Art Wynwood festival showcases international works
Since art is a central part of this community's identity, it makes sense that its biggest annual event is Art Wynwood, a an art festival exhibiting works from over 50 galleries around the world. And since the neighborhood itself is often seen as an art gallery, guided street walking and cycling tours are available through several organizations, including Wynwood Buggies, a local artist-led tour group.

Common home styles are bungalows with gabled roofs and wide front porches, Spanish eclectic dwellings with stucco facades and scallop-edged roofs, and newly constructed condos with modern finishes. According to Camargo, "One thing that is very popular and coming up in Wynwood is a work-living situation," or spaces that are zoned for both residential and commercial use. "It's perfect for artists," she says. Detached homes tend to have three to five bedrooms and sit on small lots with front yards landscaped with palm trees. They sell for between $1.2 million and $2.1 million. Studio- to three-bedroom condos under 900 square feet in the art district start around $500,000 and can go for more than $980,000, while those around 1,500 square feet can range from $975,000 to $3.5 million. Condos that sit a little farther out from the art district are more affordable, ranging from $360,000 to $500,000.

Wynwood is served by Miami-Dade County Public Schools, which includes Eneida M. Hartner Elementary School, graded a B-minus on Niche; Jose de Diego Middle School, graded a C; and Booker T. Washington Senior High School, graded a B-minus. Booker T. Washington Senior High focuses on college preparation by offering ACT prep and college advisory programs. Miami Arts Charter School is an option for middle and high schoolers interested in dance, music, visual arts, theater, photography, creative writing and film. It is a free public institution, but students are required to apply and audition for admission. Centner Academy is a popular private school option in the neighborhood, with separate campuses for elementary and middle/high school students. And for higher education, Northeastern University Miami, an R1 global research school, is located in the neighborhood.

Easy access to I-95, I-195, I-395
Major accessways border the neighborhood, including interstates 95, 195 and 395, and U.S. routes 1 and 27, making traveling throughout South Florida easy. There are also a couple of public transit options, like Miami-Dade County Metrobuses, which stop throughout town, and the free City of Miami Trolley, which picks up at the Wynwood Walls. Traveling by air is also convenient since Miami International Airport is just 6.7 miles away. For emergency medical treatment, the University of Miami Health System hospital is just over 2 miles away.
