An outdoor oasis in suburban Chattanooga
Fifteen miles north of Downtown Chattanooga sits Middle Valley, one of Tennessee’s lakefront communities. Middle Valley Road slices through the pseudo-rural landscape, branching out from which are smaller streets that eventually give way to cul de sacs. Older homes mix newer construction, showcasing a variety of quirky styles and unusual design choices. “If you were to call Hamilton County and ask them how many permits were pulled for new homes, it would probably be very high,” says Affiliate Broker and Owner Wendy Dixon of Dixon Team Keller Williams. Though primarily residential, the area has several small businesses and restaurants scattered throughout. Middle Valley is one of the fastest-growing communities in the Chattanooga area, in part due to the popularity of Chester Frost Park, which draws people from Hamilton County and beyond. Chickamauga Lake is the main attraction, and it rests on the east side. Lakefront homes comprise a fraction of the neighborhood’s real estate, but the lifestyle is open to all.

A blend of old ranch-style homes and newer Tudor Revivals
Middle Valley occupies a wide swath of acreage between Interstate 27 and Chickamauga Lake. With more than 7,000 total homes, Middle Valley’s housing market offers homes as varied in their architecture as the streets they occupy. Buyers might find a modest ranch-style home on the gridded streets closer to the neighborhood’s center, selling for $215,000 to $400,000. Quiet, dead-end cul-de-sacs weave throughout the wooded hills on the neighborhood’s periphery. More ranch and split-level-style homes appear here, featuring off-street parking and large yards. These fetch between $250,000 and $350,000. “The home prices are much lower in Middle Valley than in the suburbs east of Chattanooga,” says local Realtor Rommel Ramos of Keller Williams Realty Chattanooga. “But residents still get large homes in the woods, and they’re only 20 minutes from Downtown Chattanooga.” New construction leans toward bungalows with a Tudor Revival influence, reflected in the roof shape and window designs. The price range is vast, with most falling between $380,000 and $600,000 for a three- or four-bedroom home. Three and four-bedroom ranch-style and split-level homes on the lake sell anywhere from $300,000 to $700,000, but brand-new builds with a Tudor Revival aesthetic creep up to the $1 million mark.

Weekends are best spent at Chester Frost Park
Residents of Middle Valley converge at Chester Frost Park, a multi-use green space on the wooded peninsula between Chickamauga Lake and Dallas Bay. Those living just outside Middle Valley flock to the park for its playgrounds, sports facilities, picnic areas and campground, features that make it the focal point of outdoor fun during the warmer months. Over 200 tent and RV campsites on the shore welcome folks from across Tennessee between March and October. The park is best known for its lakeside amenities, including its sandy beach, fishing piers and boat docks, from which residents can explore the massive system of waterways north of Chattanooga. Kids love Nooga Splash, an inflatable aqua park located on the waters of the Chester Frost Park beach. Valleybrook Golf Club features a championship 18-hole golf course and clubhouse for members and their guests. On rainy days, residents can drive to the Big Ridge AMC Theater in the nearby Northgate Mall. “They really nail down the right sizes of the things they bring to the city,” says Dixon. “We finally got a TopGolf, for example, but it’s small.”

Local businesses and shopping malls in Middle Valley
Locals can stock up on groceries and household necessities without leaving Middle Valley. Walmart Neighborhood Market is centrally located, and the Food City is a short 3-mile drive from there. The nearby Northgate Mall is a bustling shopping and entertainment destination with dozens of brand-name retailers and seasonal events like the Peach Truck Tour. Northgate Mall is surrounded by familiar national retailers such as Harbor Freight, Home Depot and Hobby Lobby, medical facilities and fitness centers. Weekends begin at Sourdough Cuppa Joe, a community-minded coffee shop serving beverages and freshly baked goods. El Fogon Mexican Restaurant is a go-to spot for a sit-down dinner, and North River Pub welcomes guests to watch the big game.

Making the grade in Middle Valley
Students in the Hamilton County Schools District start at Ganns Middle Valley Elementary, rated A-minus by Niche. From there, they move to Loftis Middle, which also earns an A-minus. Graduates of Hixson High, a B-rated school, can enroll at local universities like Belmont and the University of Tennessee. “Most of my friends that live in Middle Valley have school-aged children, and they were originally drawn to the area because of the Hamilton County Schools District,” says Ramos.
Middle Valley Elementary School educates many of the younger students in it's community.

Cruising through Middle Valley
Middle Valley is a car-dependent neighborhood bracketed between Chickamauga Lake and Highway 27. The nearest bus stops are located at the intersection of Hixson Pike and Route 153, so public transportation isn’t viable in this neighborhood. The 18-mile commute into Downtown Chattanooga via Highway 29 and the PR Olgiati Bridge typically takes less than 30 minutes. The Chattanooga Metropolitan Airport is only 13 miles from Middle Valley, offering direct flights to Atlanta, Dallas, Chicago and Charlotte.
