Del Rio is a luxury-style neighborhood made for embracing the high life in Modesto. North of the city's noise, Del Rio boasts large mansions, thoughtful landscaping and a private golf course lifestyle, complete with numerous private amenities. Because Del Rio is one of the most desirable neighborhoods in Modesto, real estate values are significantly higher than the city's average. Home prices typically fall in the mid $1.2 million to the mid $2.2 million range. Architectural styles, such as Mediterranean-inspired mansions, custom Spanish Revival and New Traditional homes, add to the neighborhood's luxurious atmosphere. The median lot size is approximately half an acre, with well-landscaped lawns, neatly trimmed hedges and palm trees. The average home size is 3,880 square feet, which is double the size of the average home nationwide. Many homes have balconies, patios and in-ground pools. Some pockets, such as Rancho Del Rio, are gated communities that may require HOA fees.

Almost 90 percent of Del Rio residents own their homes, contributing to the community's strong sense of pride in ownership. The median age in the community is 50 years, with a mix of families and residents around retirement age. "The homes have some of the most beautiful designs. It is very diverse, and you'll find world-renowned architectural talent," says Steven Zagaris, a longtime Modesto resident and real estate agent at PMZ Real Estate. "It is located on the outskirts, away from the hustle and bustle of town, on the Stanislaus River. You're close enough to the city, but you're amongst orchards and the country, so you are surrounded by agricultural life."

Highly rated public schools in the Modesto City district

In Stanislaus Union Elementary and Modesto City Schools, families can pursue both intradistrict and interdistrict transfers, rather than being strictly bound to neighborhood schools. Application approval depends on available space and district policy, with a lottery system when demand exceeds capacity. However, all three public schools zoned for Del Rio students are highly rated. Stanislaus Elementary serves students from kindergarten through sixth grade. Seventh and eighth graders attend Prescott Junior High. Joseph A. Gregori High School offers career pathways in subjects such as agriculture science, media production and engineering design.

Pros and cons of the Del Rio lifestyle

Del Rio is one of the most expensive neighborhoods in the region. Although somewhat removed from the city’s nightlife and urban conveniences, it offers high-quality homes and many benefits at the country club. “Del Rio has gone through a metamorphosis,” Zagaris says. “It used to only appeal to wealthy golfers. Now it’s appealing to families. People come out with their kids for Halloween parties and golf clinics. They have done a great job of attracting a younger crowd.”

Getting to downtown and shopping in Riverbank

While many residents are retired, Del Rio's median household income is twice the national average. Popular industries in Modesto include agricultural businesses, healthcare and hybrid jobs in the Bay Area. State Route 108 is a thoroughfare that leads directly into the heart of the city, lined with bars, restaurants and nightlife. You can easily head east to Riverbank for shopping in under 15 minutes. "The Riverbank Crossroads is our number one shopping area right now," Zagaris says. Downtown Modesto is 20 minutes south by taking SR-108. Stockton is about 40 minutes north on state Route 99, and it is home to the Stockton Metropolitan Airport, where you can fly to Las Vegas, Phoenix and Denver.
