The Dunes is a golf course community on the beach
Set against Myrtle Beach’s rolling shoreline, The Dunes offers resort-style living and a close-knit community. Locals can join The Dunes Golf and Beach Golf Club, home to an oceanfront swimming pool, tennis courts and an 18-hole golf course. Caroline Hill, a Realtor with JSprings Group and a resident of The Dunes, says the neighborhood is social because of the club. “You golf and play tennis with the same people every day. When I walk to the beach, people stop their cars to talk,” she says. “Getting to know your neighbors isn’t a choice here.” U.S. Route 17, locally known as Kings Highway, is a major shopping and dining corridor along the neighborhood’s northern edge. Though the highway attracts tourists, Hills says most residents live in The Dunes full-time. “This is a place where you put down roots. We’re not crowded with resorts and short-term rentals. People that live here have been here for years.”
Single-family homes, condos and townhouses
Homes built between the 1970s and early 2000s dot the neighborhood’s winding roads. Colonial Revivals, Mediterranean-influenced homes and ranch styles are all common. Oak, crape myrtle and palm trees shade lawns, with the median lot size being about half an acre. Houses typically have half-circle driveways and three to six bedrooms. Waterfront homes are often built on stilts with private boardwalk access to the beach. A few high-rise condo complexes are also on the beach, and townhouses built in 2024 sit in the neighborhood’s southwest corner. Condos and inland homes range from around $1 million to about $3 million, while waterfront houses may reach $6 million. Townhouses usually cost between $550,000 and $780,000. Tropical storms and high tides put The Dunes in FEMA-designated, high-risk flood, so Flood Insurance is mandatory here.
The Dunes Golf and Beach Club is the community’s social center
Though locals aren’t required to join The Dunes Golf and Beach Club, Hills says most do. “I don’t think I know anybody in the neighborhood who isn’t a member.” There’s a one-time initiation fee of $30,000, and monthly dues range from $370 to $875, depending on a member's age and which plan they choose. The club’s 18-hole course weaves around wetland terrain and pine and oak forests. In May, the club hosts the Myrtle Beach Classic, the city’s only PGA Tour event. “Club members get first dibs on spectator tickets, so it’s basically like a community event because we all go,” Hills says. The club also has a tennis complex with clay and hard courts. Members can drive golf carts to the contemporary-style beach clubhouse along Myrtle Beach’s 60-mile-long public shoreline. White and dark green umbrellas shade lounge chairs and tables around the swimming pool, while cornhole boards and giant Jenga blocks dot the lawn area. Several other golf courses, including Arcadian Shores Club, are within 5 miles of The Dunes. Hibben Memorial Park offers public beach access on the neighborhood’s eastern edge. Next door, the 1,206-foot-long Apache Pier is a popular spot to catch sea bass, snapper and flounder.
Kings Highway is a tourist destination
Several shopping centers and supermarkets are within 5 miles of The Dunes along Kings Highway. Locals can grab groceries at the Food Lion or The Fresh Market at Northwood Plaza, while Village Shops at Grand Dunes has a Publix. Tanger Outlets is home to over 100 name-brand stores, including Nike, Old Navy and Polo Ralph Lauren. Entertainment centers, like The Carolina Opry Theater, and restaurants ranging from seafood spots to steakhouses also line the highway, which Hills says is a tourist destination. “If we go out to eat, we try to avoid Kings Highway. Driving on it can be horrible, especially during the summer.” Dartboards and foosball tables fill Harry The Hats, one of several dive bars about 3 miles east of the neighborhood. Downtown Myrtle Beach, less than 7 miles south, has a boardwalk with amusement park rides, ice cream shops and more restaurants.
Career technology courses at Myrtle Beach High
Kids can attend prekindergarten and kindergarten at Myrtle Beach Child Development Center and continue to Myrtle Beach Primary School for first and second grade. Both schools are unrated by Niche. Third through fifth-grade students can go to B-rated Myrtle Beach Elementary School before attending Myrtle Beach Middle and Myrtle Beach High, which both earn B pluses. The high school offers career technology courses in medical science, engineering and hospitality and tourism.
Kings Highway leads to other coastal cities
Kings Highway reaches Wilmington, 70 miles north, and Charleston, 103 miles south. There aren’t any bus stops in the neighborhood. The Grand Strand Medical Center is about 2 miles south of the neighborhood, and Myrtle Beach International Airport is less than 10 miles in the same direction.
