The neighborhood of Port Royal is not only home to the most expensive single-family property site in the country, it’s also the perfect spot from which to access to the blue waters of Naples Bay and the upscale shops and restaurants that line Third Street South. “The neighborhood has the most sought-after properties that we have on the Southwest Florida coast,” says Andrew Christopher Arreola, Luxury Property Specialist at William Raveis Real Estate. “It's a special neighborhood. The residents include many ex-CEOs and established families from inside and outside the country.” However, direct coastal access comes at a cost as the area is prone to hurricanes and received a direct hit from Hurricane Ian in 2022. Port Royal's older homes were affected but its newer builds fared well thanks to updated FEMA building codes, Arreola notes.

Head to the Port Royal Club
Year-round sunshine allows residents to explore the area's sandy beaches, coastal waterways, and recreational amenities. The Port Royal Club, available for any homeowner to join, features a pool and spa, a fitness center and tennis courts. And the club offers private beach access to the more crowded shores of Naples and Vanderbilt Beach. The Naples Yacht Club holds sailing programs and classes nearby. Cambier Park is 3 miles away and has numerous athletic facilities ranging from a softball diamond to bocce and basketball courts. The park is home to the National Champion-winning Greater Naples Girls Little League. Naples is known as “The Golf Capital of the World,” but Port Royal is one of the few neighborhoods without a course. Residents looking to tee off will have to travel to nearby courses, although memberships can be hard to come by, and waitlist times often top five years.

Third Street South is a popular spot
Residents tend to spend their free time exploring the eclectic shops and restaurants of Third Street South. The vibrant shopping center, also known as “The Birthplace of Naples,” is just 2 miles from the neighborhood. “Locals prefer Third Street South to the larger Fifth Avenue South in the north,” Arreola says. “There’s not as many tourists, and it's more geared to upscale shopping and dining.” Casual conversation echoes from the numerous bistros, and live music radiates throughout the street. Multiple art galleries highlight creative works from local artists while upscale shops and crafty boutiques sit under the shade of palm trees. D’Amico’s The Continental is a Third Street staple serving up hand-cut steaks and fresh seafood complimented by a 30-seat cocktail bar. The atmosphere combines the classiness of a steakhouse with the casualness of a Paris bistro and can be enjoyed indoors or outdoors. Residents can travel to Publix, 7 miles away, for weekly groceries. Trinity by the Cove Episcopal Church serves the neighborhood.

Luxurious homes with deep water access
It's hard in this community to tell which is more scenic: the houses or the surrounding Florida coast. About 95% of homes are on the waterfront, with private swimming pools and sizeable docks. “There are a lot of island- and West-Indies influences, as well as Caribbean contemporary with concrete tiled roofs,” Arreola says. Whichever the style, houses sit on expansive lots with manicured lawns and towering palm trees, creating a sense of privacy and seclusion. Luxury is a given. The neighborhood is, after all, home to Gordon Pointe, which at $295,000,000 is the most expensive single-family home site in the country. But even among what passes for the hoi polloi here, the cost is significant. The average price for homes built in 2020 and up is around $30 million, though there are outliers. Empty lots can be purchased for around $15 million. The neighborhood has direct beachfront access, and properties on the western end often top $25 million. Boating may be the preferred method of transportation, but residents have plenty of places to store their cars as numerous builds have four or five-car garages.

Explore the waterways or travel beyond
Deep water canals wind through the backyards of Port Royal residences, granting residents direct access to boating. Nearly all waterfront houses have boat docks, and one can explore the intracoastal waterways of Naples Bay or the open seas of the Gulf of Mexico via Gordon’s Pass. Restaurants and attractions often offer piers for customers. Bicycling and walking are common for those remaining on land. Commuters can use Gordon Drive to head into downtown Naples, just 4 miles away. Interstate 75 is near the neighborhood and connects to Fort Myers in the north and Fort Lauderdale in the east. Naples Municipal Airport is a public-use airport servicing smaller planes and jets. Commercial flights are available at Southwest Florida International Airport, 38 miles away.

Access to the highly rated Collier County Public School District is a significant draw for parents. Lake Park Elementary and Gulfview Middle School serve younger students, and each received an A rating on Niche. Gulfview has an active School Advisory Council aimed at improving student performance standards through guiding principles and innovative priorities. Lorenzo Walker Technical High School received an A-minus rating on Niche and offers students certificate-earning programs allowing them to graduate with technical endorsements recognized by major industries ranging from accounting to culinary arts to welding. Students taking technical program classes will also earn dual enrollment credits from Florida Southwestern State College and Florida Gulf Coast University. Parents looking for a private school option may consider Mason Classical Academy, which received an A rating on Niche.

Saturdays in Port Royal
Saturdays are a big deal in Port Royal. Residents flock to the Third Street South Farmer’s Market, which runs November through April. The sports cars that normally line the streets of Third Street South are replaced with local vendors selling fresh Florida produce, artisanal goods and colorful flowers.
Port Royal residents will find plenty of shopping and dining options in Old Naples.
