In Woodbine, dribbling basketballs in suburban cul-de-sacs accompanies the sound of traffic along Interstate 24. To the east, Nolensville Road is lined with pawn shops, brick churches and family-run restaurants with Spanish signage. In this part of South Nashville, long-time residents live next door to grad students and young families. “It’s one of those areas that picked up during the crazy market 3 years ago it started up and coming pretty quick,” says Cade Seeley, a Tennessee native who works with LHI Homes International. “A lot of those places are older — it’s an older community,” he adds. “There are people that have been there for a really, really long time – like ‘I’ve been here 50 years.’” It’s also not uncommon to see bungalows in the midst of renovations, and three-story townhouses stand tall near Thompson Lane to the south. Downtown Music City attractions like the Country Music Hall of Fame and Printer’s Alley are about 5 miles away, and many Woodbine residents commute into downtown daily for work. Recognizing the reality of a growing city, they've also come to expect the corresponding traffic delays.

20th-century single-family homes pair with brand-new townhouses
“When you are looking at Woodbine, some of those homes have been remodeled. We’re seeing new construction pop up,” says Reed Sircy, a Realtor with Bradford Real Estate born and raised in in Music City. Like many neighborhoods in the Nashville Metropolitan Area, populations in Woodbine are steadily climbing. Prices start around $300,000 for modest ranch-styles, bungalows, and cottages, many of which have brick siding and date back to the 1920s, ‘30s and ‘40s. Considering the age of these properties, attached garages are uncommon; instead, most cars park in short driveways beneath oak trees. Meanwhile, newly remodeled homes can sell for close to $500,000, and modern townhouses start in the high $400,000s. Single-family homes built within the last decade typically hover in the mid-$600,000s and sometimes surpass $800,000 depending on square footage. Some properties look out onto quiet pocket parks and baseball fields.
Flavors from around the world off Thompson Lane
In Woodbine, menus represent flavors from around the world, everywhere from Venezuela to Ethiopia. Seeley recommends the aptly named Peachtree Neighborhood Grill, which sits across from single-family homes on Peachtree Street. Here, families enjoy a blend of Southern and Middle Eastern dishes on the heated patio or picnic tables; popular orders include the falafel cakes and patty melt on Texas Toast. Or order Chuchvara (fried meat dumplings) and charcoal-grilled lamb at OSH Restaurant & Grill, an Uzbecki restaurant off Thompson Lane. Pick up groceries at Kroger down the street or visit big box retailers like Walmart Supercenter and Home Depot in One Hundred Oaks Shopping Center. In recent years, downtown Nashville and surrounding neighborhoods like 12 South and Rutledge Hill have transformed into hot spots for fine dining. “We’re kind of becoming a foodie city, too, which is exciting,” says Seeley, adding, “We have a couple of Michelin-starred chefs that have come [to Nasvhille].” Dinner reservations are hard to come by at Yolan, for instance, the home base for esteemed Chef Tony Mantuano.

Whitsitt Elementary, which earned a C-minus grade on the educational review site, Niche, sits at the center of the neighborhood, and many students walk to class. Other public schools include Wright Middle and Glencliff High, which also earned C-minus grades. Starting their sophomore year, students at Glencliff can choose between three academies that offer specialized instruction in everything from automotive maintenance to therapeutic services. Collectively, the student body speaks nearly 30 different languages and is made up of almost 40 nationalities. There are also nearby private options like the A-minus-rated St. Edward School for kids in prekindergarten through eighth grade and the prestigious Lipscomb Academy, an A-plus-rated college preparatory institution.

With features like an indoor basketball court, fitness center and indoor swimming pool, the Coleman Park Community Center on Thompson Lane is a go-to for year-round recreation in Woodbine. Daily fees are just $3 for adults and $1.50 for kids, and, according to Program Coordinator Pam Caban, the center also hosts free after-school programming for youth ages six through 14. “We have gym games, healthy snacks and arts and crafts. We have a bus that drops off here so parents don’t need to head to school to pick up kids first.” To the east of Interstate 24, walk or bike along the Mill Creek Greenway in Whitsett Park, also home to picnic shelters and a small playground. Sircy also makes sure to highlight Geodis Park and the Fairgrounds to the north, where Nashvillians can cheer on the city’s MLS team, watch cars race around the track and buy tickets for the city’s 10-day fair in September.

The Nashville Zoo at Grassmere, one of the country’s largest, is less than 10 minutes — about two and a half miles — south of Woodbine. There are over 350 different species here, everything from Sumatran Tigers to sloths, and locals look forward to annual events like the “Zoolumination” lantern festival and “BOOze at the Zoo” in October. Visitors can also tour the Grassmere Historic Home and attached gardens, which dates back to the early 1800s. Sircy says bachelorette parties flock to nearby neighborhoods like 12 South, known for its sidewalk buskers and brunch stops, and downtown music venues like Ryman Auditorium (once the stage for the Grand Ole Opry) have hosted icons like Johnny Cash and Patsy Cline.
Access to Interstates 24 and 40
“This is one of the best locations in Nashville, period,” says Sircy. You’re a few blocks from Interstate 24. A couple blocks north is 40. You can get anywhere around Nashville in 20 minutes.” The city is looking into expanding WeGo bus and rapid transit options; as it stands, Woodbine residents can catch the 52, which stops along Nolensville Pike on the way downtown. Depending on traffic, the Nashville International Airport is about 10 minutes away via Interstate 40. It’s not uncommon to hear the sound of planes overhead, as there are hundreds of daily flights. Nearby hospitals include TriStar Centennial Medical Center, Ascension St. Thomas Midtown and Monroe Carell Jr. Children’s Hospital. “It’s a huge healthcare city,” says Sircy, adding that Oracle will soon join the ranks of major employers as it sets up headquarters in Nashville.
