The Canopies brings Harrington Trails and Presswoods together
It isn’t common for master-planned communities to stretch from one side of a highway to another, but that’s just the case with The Canopies 40 miles outside of Houston. A 611-acre development located between Texas State Highway 242 and FM 2090, The Canopies currently consists of two subdivisions between Presswoods in the northeast and Harrington Trails in the southeast. “They’re actually going to connect those two communities,” says Jeremiah Bourelle, a sales consultant for Smith Douglas Homes. “Once they connect, you’ll have around 2,000 to 3,000 homes total.”
Splendora ISD schools within The Canopies
Not only are The Canopies zoned for Splendora ISD schools, but they also have four campuses within the community. Timber Lakes Elementary is situated within Harrington Trails and earned a C-minus on Niche. On the Presswoods side, the educational pathway begins at Piney Woods Elementary, which earned a C, and ends at Splendora High School, which earned a B-minus. A new junior high school campus with two gyms and many instructional spaces also opened in 2025, while a new elementary school will open next to the junior high in 2026.
Timber Lakes Elementary offers strong academic programs with emphasis on reading and math skills.
Splendora High emphasizes leadership and volunteer opportunities as well as preparing students for college and careers.

Parks, pools and splash pads around the Butterfly Garden
Harrington Trails and Presswoods both have their own outdoor amenities such as playgrounds, parks, pools, rec centers and splash pads. But when combined, that results in The Canopies having more recreational amenities than most other communities in the metropolitan area. “You kind of double up on amenities over there,” Bourelle says. “It’s an interesting mix.” Their crown jewel is the Butterfly Garden, which comes with a picturesque art installation, patio swings, native Texas plants and monarch butterflies whenever they migrate in the spring and fall. Big Rivers Water Park is another local summer attraction with water slides, roller coasters, obstacle courses and even a petting zoo.

Shopping between Splendora and New Caney
The Canopies have multiple tracts of land set aside for commercial use between Harrington Trails and Presswoods. Outside of the community, most shopping and dining options are found around 4 miles east in Splendora or around 10 miles south in New Caney. Valley Ranch Town Center is anchored by a Cinemark theater and has the closest grocery stores and 24-hour hospitals.

Four builders, two subdivisions, one community
There are four home builders currently building in The Canopies. Most of the lower-priced D.R. Horton Homes are going to be found on the south end by Harrington Trails, while Presswoods will have more homes by Smith Douglas Homes, Castle Rock Communities and New Home Co. Bourelle says most single-family homes with quarter-acre lots are aimed towards first-time homebuyers with prices ranging around $200,000 and $300,000. Larger homes with two levels and energy-efficient amenities will cost more between $300,000 and $500,000. Future construction will include more houses once the connecting corridor between both subdivisions is finished.

Two interstates to downtown Houston
The Canopies are pedestrian-friendly with plenty of sidewalks and bike lanes between both subdivisions. Outside of the community, Highway 242 leads to Interstate 45 to the west, while FM 2090 connects to Interstate 69 in the east. Both interstates lead around 20 miles south to the George Bush Intercontinental Airport, while downtown Houston is just another 20 miles on top of it.
