Single-family homes surround Terra Linda Park
Terra Linda is a primarily industrial section on the south end of New Hope, a northwest Minneapolis suburb with about 22,000 residents. The east end of the neighborhood is home to manufacturing facilities, while the west end has single-family homes surrounding a community park alongside a small strip center. People likely move here due to its low housing costs, well-maintained single-family homes and proximity to industrial employers and Minneapolis. New Hope raises home values and maintains city streets
Terra Linda has mostly ranch-style and split-level homes on large lots shaded by mature trees. The average single-family home here is about 600 square feet smaller than the national average. Home values range from about $150,000 to $400,000, while averaging about $170,000 less than the Minneapolis metro area. New Hope has a scattered site housing program where the city buys neglected homes and sells them to developers to tear down and rebuild. “That improves the housing stock and raises home values for the neighborhood,” says Council Member Michael Isenberg. “When all of a sudden you have a brand-new house on the block, the people on that block tend to do some more improvements on their properties.” Isenberg notes that New Hope has higher property taxes than some surrounding communities, but these higher taxes keep the city well maintained. “Our city streets have been constantly improved,” he says. “Quite a while ago, they created a 30-year improvement plan to make sure they’re all up to par. Our city taxes are a little bit higher than other communities, but if the road in front of your house gets redone, you aren’t assessed anything for it. In other communities, you might get a bill in the mail for $10,000 or $20,000 for it.”

Robbinsdale Area Schools
Students in Terra Linda attend Neill Elementary and Sandburg Middle School, both of which get C-plus grades from Niche, followed by the B-rated Armstrong High School, which ranks in the top 150 public high schools in Minnesota on Niche. Armstrong High School has one of Minnesota’s largest Advanced Placement programs and over 75 clubs and organizations.

Isenberg says, “No matter where you live in New Hope, you’re probably no more than a mile from a park,” and this is especially true for Terra Linda. All of Terra Linda’s housing is within a mile of Terra Linda Park, a 1-acre park with a playground and half basketball court. A mile away, Crystal’s 20-acre Valley Place Park is a larger green space with additional amenities, including two hockey rinks and a sledding hill in the winter. Two pocket parks, Sunnyview Park and Winnetka Hills Park, are also within a mile of the neighborhood.

On the west end of Terra Linda, Midland Center houses Family Dollar, CVS, a thrift store and a movie theater. The neighborhood has a Domino’s Pizza and Bali Market, a family-owned grocery store specializing in African, Asian and Caribbean cuisines. New Hope’s Hy-Vee grocery store is 2 miles north, and Golden Valley has a Lunds & Byerlys grocery store that’s 2 miles southeast.

Terra Linda is a car-dependent neighborhood on the south end of New Hope, 8 miles northwest of Minneapolis. “We’re very close to the main highways that can get you anywhere,” Isenberg says. The Metro Transit bus has a direct route that takes passengers from the neighborhood to downtown Minneapolis in just under 40 minutes. The nearest medical center, Regency Hospital, is 4 miles southeast in Golden Valley. The Minneapolis-Saint Paul International Airport is 20 miles away.
