Seventh Avenue is a Newark neighborhood with a history of change
Seventh Avenue is a neighborhood in Newark’s North Ward, with Branch Brook Park to the east and Interstate 280 to the south. This area was previously known as the First Ward, a haven for Italian immigrants until the 1920s. The neighborhood changed drastically in the 1950s, but the First Ward spirit isn’t gone for good. The community comes together for festivals celebrating the change of seasons at Branch Brook Park and religious traditions at Saint Lucy's Roman Catholic Church. “Seventh Avenue has been changing,” says Ana Colón, Realtor with Keller Williams Elite Realtors. “People are moving out of New York City to Newark because you’re near transportation, the airport, entertainment and restaurants. It’s really up-and-coming, too. There are new luxury buildings being built, and they’ll increase the population and bring more restaurants.”
Quick trips to NYC
Seventh Avenue is about 15 miles from New York City, and the Interstate 280 Expressway offers the quickest route. With traffic, the drive can take over an hour. Colon says most people take the train, and there are stations at Broad Street and Orange Street. The NJ Transit Rail takes about 30 minutes to reach Penn Station. Newark Liberty International Airport is closer, about 5 miles via Broad Street. NJ Transit buses make stops along Seventh and Bloomfield avenues, and the buses run from the neighborhood to University Hospital, 2 miles south of Seventh Avenue.
Renting or investing in multifamily properties
Detached and semi-detached houses line Seventh Avenue’s streets, many with bay windows and vinyl siding. Almost all residents rent units in multifamily properties. “For rent prices, it really depends on how many bedrooms there are, the property itself and the condition,” Colon says. Multifamily homes built before 1950 usually sell for $375,000 to $500,000, while those built in 1950 or later tend to range between $500,000 and $775,000. Most residents park on the street outside their homes, but the occasional property has alleyway parking guarded by gates.

Famous cherry trees and community center activity
Branch Brook Park creates Seventh Avenue’s eastern border. This 360-acre park has a lake stocked for fishing, the Prudential Concert Grove and cherry trees. “Branch Brook is known for its cherry trees,” Colon says. “They’re very beautiful when they bloom in spring.” Bloomfest is a popular event every April. Residents might sign up for the 10K to run or walk around the park during Essex County Family Day.
The Brothers Building a Better Nation are building a community center in Dwight Plaza, next door to Family Dollar. The goal is to create an additional space for kids to join mentorship programs and have access to mental health support. The Rotunda Recreation & Wellness Center near Brook Branch Park offers after-school programs, including swimming, photography and boxing. Residents need a Community Pass to access these programs, which costs $5 for residents.

Walking to corner stores and restaurants
Residents might pick up a few things at one of the neighborhood's two Family Dollar stores, but corner stores like Park Avenue Deli and Food Market are within walking distance of many homes. Restaurants mainly line Bloomfield Avenue, and the menu options range from Ecuadorian and Peruvian to Mexican and Latin. Pan de Casa serves hot meals and fresh bread. Customers at Prados Cheesesteak House and Tacos can take their meals to go or eat at the counter and watch people walk past the large windows.

Museums and annual festivals
Saint Lucy's has been in the heart of the community since the late 1800s, and the church’s lower level holds the Museum of Old First Ward. The museum’s curator, Bob Cascella, has been a parishioner and a resident for decades, and he leads groups on tours of the museum to tell the tale of Seventh Avenue’s earliest residents. Saint Lucy’s also hosts the Annual Feast of Saint Gerard Maiella every October. People come from across Newark to see Saint Gerard’s statue paraded down the street and celebrate at the church with food trucks and live music.

Schools within walking distance
Many students live close enough to walk to school. Seventh Avenue has two primary schools — Franklin Elementary School and McKinley Elementary School. Both offer kindergarten through eighth-grade classes and earn C ratings from Niche. Many students attend the C-rated Barringer High School, but some apply to the magnet Technology High School, rated A-minus.
