Common Pasture is a neighborhood deeply founded on the values of conservation, and this extends beyond the historic housing stock. While the east end is anchored by the commercial corridor of Route 1, the namesake pasture on the west end is a bulwark against development, with the State Department of Conservation recognizing it as a Heritage Landscape. Overall, this neighborhood has a unique mix of sprawling suburban streets and denser development that is practically walking distance to bustling downtown Newburyport.

Homes can be spread out on winding roads that spill across the countryside, but clearly the densest streets are on the east end. Street names here strike a modern note, in line with the contemporary surroundings: State Street, Central Place and Cottage Court. You’ll find classic historic townhouses from 1850, with units offering 1,200 square feet of living space. Prices start around $500,000. Single-owner homes—still historic, like Greek Revival houses from the 1850s— pop into view by expanding your search into the upper $700,000s. Compare this to the more bucolic New Pasture Road, Wildwood Drive and Quail Run Hollow, all which are west of Route 1. You’ll see spacious suburban lifestyles here, with Colonials fronted by neatly landscaped yards and sidewalks.

Students start at Newburyport Elementary, where 400 are enrolled in grades K through 5. There’s a student-teacher ratio of 11 to 1, helping the school to earn a B-plus in the teachers category from Niche. Rupert Nock Middle and Newburyport High are down the street from each other, near Bartlett Mall Park, making schools an easy part of your daily routine or circuit of errands. The middle school has nearly 500 students enrolled in grades 6 through 8, and a student-teacher ratio of 9 to 1. Niche awarded the school an A-minus in both the academics and teachers categories. The student population jumps to 800 at Newburyport High, which nonetheless maintains a 12 to 1 student-teacher ratio. Niche gives the school high marks across a range of categories: an B in clubs and activities, and an A-minus overall. Extracurriculars tend to focus on making change and impact: there are seven community service-oriented groups, plus entrepreneurial clubs that discuss investment and marketing.

There are several different types of entertainment in Common Pasture, both indoor and outdoor. The Museum of Old Newbury is a Federal-style mansion where visitors can view an array of antique items, including historic paintings acquired from a period of trade with China after the Revolutionary War. For an upbeat time, Newburyport Brewing Company offers a rustic taproom with regular live music events. While the beer menu can be experimental at times, it focuses on India Pale Ales – welcome, hop enthusiasts.

Dining destinations are nearby: Pomodori is a great place to grab roast beef sandwiches, pizza and more eclectic items like chicken kebabs. If you want to explore Boston, there’s a metro station across the street, or you could drive there in about 90 minutes by taking Interstate 95 on the west end. Or, skip the rails and wheels altogether and lace up your hiking boots: the 3-mile Clipper City Rail Trail can be picked up at the Newburyport MBTA commuter station and taken to the Harborwalk along the Merrimack River, in downtown Newburyport.
