A bridge visible all the way from Providence
Driving across the Pell Bridge from Newport’s North End means sweeping views of the Jamestown Harbor. On clear days, the bridge’s arches are visible from the top of One Financial Plaza in Downtown Providence 30 miles away. The Pell connects Aquidneck Island with Jamestown and mainland Rhode Island beyond — according to AnnaLeigh Bowser, a team leader with the Newport Preservation Society who spends her work week at The Breakers, the largest of the Newport Mansions, the bridge tends to back up in the summertime. “The mansions do bring tourists and some of their traffic,” she says, noting that construction in the area can create more delays. At the base of the Pell sits Naval Station Newport and Coasters Harbor Island, home to the Naval War College, the Navy’s first recruit training station with a history dating back to the 1880s. Farther inland, roadside motels, coffee shops and shopping plazas line JT Connell Highway, and local baseball teams practice on Coddington Field when the weather warms; this part of Newport is equal parts commercial sprawl, military base and coastal town.
Commercial activity along JT Connell Highway
This area of Newport is first and foremost known for its commercial centers. Residents will find an Old Navy, TJ Maxx & HomeGoods, Walmart and Stop & Shop in the RK Newport Towne Center Shopping Mall. Nearby, families sit down to eat at 99 Restaurant, a New England chain serving up burgers, sandwiches and seafood platters. There’s also Antonio’s Pizza, which has multiple locations throughout Rhode Island and Massachusetts. Pick up scotch eggs and meat pies from Kellie’s Cafe, a traditional British-style stop along JT Connell Highway. Nearby, Aardvark Antiques has been selling everything from 20th-century chandeliers to Turkish rugs since the 1960s; the side parking lot is populated with dozens of stone statues and fountains. Largely populated by tourists during the summer months, Bowen’s Wharf and Thames street Downtown Newport offer dozens of shopping and dining options.

Townhomes, cottages and HUD housing
In North End Commercial, single-family homes are few and far between. Prices start around $300,000 for a two-bedroom townhome unit on Girard Avenue, and American Foursquares on Third Street dating back to the 1920s and ‘30s hover between $500,000 and $600,000. Prospective buyers will also find the occasional single-story cottage built during the 1950s valued between $500,000 and $700,000. Cars park outside in narrow driveways — due to the age of most of these properties, attached garages aren’t an option. There’s also Bayside Village Apartments, where the renter’s eligibility and unit prices are determined by The Department of Housing and Urban Development.

Children living within the boundaries of North End Commerical can attend public schools like Pell Elementary, which earned a C on the educational review site, Niche, Thompson Middle, which received a C-plus and Rogers High, known for its rich history dating back to the late 1800s and B rating. A new Rogers is set to replace the current high school — the construction project has been delayed, but doors are set to open in 2025. Private schools in the area include St. Michael’s Country Day and St. Georges, which earned an A-minus and an A-plus, respectively.
Newport is also home to Salve Regina University, a four-year private institution that’s been ranked as one of the country’s “Most Beautiful Campuses” by The Princeton Review. “Salve Regina keeps the area young,” says Bowser. There’s also the Community College of Rhode Island’s Newport Campus.
Dinner Theater at Newport Playhouse and A-list musicians in Fort Adams State Park
For dinner and a show, head to Newport Playhouse & Cabaret Restaurant. Community members are encouraged to audition for plays and musical performances, and guests are treated to a buffet-style meal. Bowser also points to the significance of the Newport Folk and Jazz Festivals, which attract crowds during the last weekend of July and the first weekend of August in Fort Adams State Park a few miles south. Over the decades, musicians like Billie Holiday, Nina Simone and Joni Mitchell have performed on the outdoor stage overlooking the bay. In late June, Downtown Newport also hosts a Pride Festival complete with live music, drag performances and a Bike Parade.
Summer baseball leagues and Aquidneck Island Beaches
In Newport, summers mean baseball games on Cardines Field, one of the country’s oldest ballparks. Along with the New England Collegiate Baseball League (NECBL), The Rogers High Vikings and Salve Regina Seahawks also use the stadium. On warm days, North End Commerical residents can picnic in Miatonomi Memorial Park underneath the 80-foot World War I memorial or watch the sunset over the Pell Bridge from Battery Park. Aquidneck Island is also known for its beaches. Although tourists will often head to Easton’s Beach — better known as First Beach — surfers and boogie boarders prefer Second Beach. “If you get a Newport Beach pass it doesn’t cover Second Beach because it’s in Middletown, not Newport,” clarifies Bowser. Across the Pell, find more options like Beavertail State Park on Jamestown Island.
Coddington Field is a nice spot in the North End Commercial neighborhood for kids to hit homers.

Bus 60 to Downtown Providence and TF Green Airport
According to Alexandra Thursby, a Rhode Island native and listing agent with Lila Delman Compass, the bridges connecting Aquidneck Island with the rest of the state simplify travel; there’s also a ferry system that runs between Newport and Providence during the summer. “There’s not a lot of landmass around here, but you’ll find amenities that help you to get from A to B,” she says. Residents can easily access Route 1, Interstate 95 and Downtown Providence approximately 30 miles away. RIPTA bus 60 starts at the Newport Transit Center, stopping along Broadway, West Main and traveling over the Mt. Hope Bridge all the way to to Rhode Island’s capital. Although Newport has its own small airport, most North End residents will make the drive to T.F. Green in Warwick, which offers nonstop flights to over 30 unique locations. Medical care is a mile away at Newport Hospital, a Lifespan Community Health Institute. There’s also Rhode Island Hospital, a larger facility in Providence.
