The 956-acre master-planned community of Woodlands, also known as Trilogy at Monarch Dunes, offers resort-style living about 10 miles south of Arroyo Grande. “It’s all ages, but it lives like an active adult community because most people tend to be retirees,” says longtime neighborhood resident Linda Del, broker and owner and Monarch Realty. Anchored by a popular public golf club, Woodlands offers plenty of private amenities and a strong sense of community. “There’s nothing like this on the Central Coast,” says longtime neighborhood resident Stacy Murphy, a Realtor with Compass who specializes in the community. “There are other golf course communities, but nothing that has the lifestyle elements with all of the amenities and clubs and the restaurants.”
According to Murphy, many residents move here from the busy Los Angeles and Bay areas, drawn by the rural vibe and lack of traffic; the community has an overall CAP Index Crime Score of 1 out of 10, lower than the national average score of 4. She says buyers are also attracted to the temperate climate, 5 miles inland from the Pacific Ocean. “The weather is magnificent here," Murphy says. "It’s always in the 70s.”

Two public golf courses and plenty of recreation opportunities at The Monarch Club
The public Monarch Dunes Golf Club is home to the 18-hole “Old Course” and the 12-hole Challenge Course. The community’s 31,000-square-foot clubhouse, The Monarch Club, has a heated swimming pool and a covered, open-air lap pool, as well as courts for pickleball, tennis and bocce. The club’s fitness center offers a variety of group classes, and creatives can make pottery and paintings at the club’s art studio. The club's Sandalwood Spa, which is also open to non-residents, offers massages and various salon treatments. Woodlands is lined with walking trails, including those that wind through the Monarch Butterfly Grove, a 19-acre habitat that's full of orange-and-black butterflies from mid-October to February.

21st century single-family homes and townhomes
Homes here have been built throughout the 2000s. “My husband and I bought the fifth house they built in this development in 2006, so we’ve been here since the beginning,” Murphy says. Home styles, floor plans and prices vary, appealing to many lifestyles. “Because most of us are retired, most of the homes are single-level, which is very appealing to people my age,” says Murphy. “We’ve done the stair thing, and don’t want to do it anymore.” Single-family homes range in size from about 1,500 square feet to 3,500 square feet, and have either Spanish-, Mediterranean-or Cape Cod-style details; many come with the added benefit and added price tag of a view. “There are layered views," Del says, "so you can have a home with views of the golf course, the vineyard or the distant dunes along the coastline." Homes range from $1.1 million to $2.2 million, depending mainly on size and views.
The community's cluster of detached townhomes all have two or three bedrooms, plus attached garages. Units range in size from around 1,600 square feet to over 2,100 square feet, and depending on the size and level of updating, range from around $700,000 to $900,000.

Regular community events and clubs for all interests
Residents can join over 20 different resident-led clubs, which focus on everything from quilting to photography to books. “Everybody can find their way here,” Murphy says. The Monarch Club also hosts regular events in its large event space, the Avila Room, including live entertainment, luncheons, holiday parties and dances. “We have a car show once every two years that brings a lot of people into our community," says Del, "and we have concerts on the tennis courts once a month on Friday nights during the summertime.”

Several dining options within the community, with grocery shopping 10 minutes away
There are several dining options in the community. Located at the Monarch Club, Adelina’s Bistro has a lengthy list of wines and offers elevated American fare made with locally sourced ingredients, and live music on Wednesdays. Also at the club, the more casual Market Place has grab-and-go breakfasts, lunches and coffee. The golf club's Butterfly Grille serves specialty sandwiches, burgers and happy hour specials, and has a patio overlooking the course. About 6 miles away, there's a Vons grocery store and the locally owned JJ’s Market, with fresh produce, a bakery and a deli counter.

Career courses at Nipomo High
The community is zoned for Lucia Mar Unified School District, where students can attend Dorothea Lange Elementary and Mesa Middle, both rated B by Niche. Nipomo High is rated B-plus, and offers hands-on career education courses in fields ranging from agriculture and natural resources to child development and family services.
Mesa Middle School has an 18 to 1 student-teacher ratio according to Niche.
