Northville blends Adirondack adventure with small-town charm
Northville is a village in northern Fulton County set along the scenic shore of Great Sacandaga Lake. The wooded foothills of Adirondack Park surround this small-town center, placing both mom and pop businesses and the trailhead of a more than 100-mile hiking trail within walking distance. Northville is a seasonal community in many ways; second homeowners stop in for weekend trips or longer vacations spent boating and ice fishing on the lake. But it also has the kind of close-knit charm, the kinds of farmers markets and annual traditions, that make people pack it all up and live full-time in the Adirondacks.
Classic small-town America on Great Sacandaga Lake
“The fun part about Northville is that it’s like if you took small-town Americana and stuck it on a lake,” says David Ioele, broker and owner at Gateway Realty Solutions, who’s served Saratoga, Fulton and Montgomery counties for 8 years. Blocks of National and Victorian single-family homes were built in the late 19th through early 20th centuries. On the lakefront, you’ll see historic homes and custom modern houses with backyard docks. On the outskirts of the village, houses hide on wooded acreage. Single-family homes sell from the mid-$100,000s to the lower $400,000s.
People buying in Northville often compare it to nearby communities. Gloversville and Johnstown are relatively busy cities. Broadalbin and Mayfield are even sleepier than Northville. Amsterdam has a larger year-round population thanks to its proximity to Interstate 90, Schenectady and Albany. Edinburg offers more rural seclusion.
Close to less-traveled trails and tourism hot spots in Adirondack Park
“The way that Great Sacandaga Lake works is that there’s a big central oval that breaks off into two rivers; the Sacandaga is dammed off to make the lake before flowing down to the Hudson,” Ioele says. You and your neighbors can take out boats or fish from backyard docks, and there’s a public kayak launch on Main Street. Waterfront Park, a tree-shaded meadow that’s popular for picnicking, is also home to the southern trailhead of the Northville-Lake Placid Trail. Hikers can opt for shorter out-and-back trips through the woods or prepare for many days of exploring the wilderness along the nearly 140-mile trail. You can ice fish and snowshoe close to home when things get freezing, but nearby Mayfield is a good spot to access miles of snowmobile trails. To reach popular ski resorts like Oak Mountain, you’ll drive upward of 30 miles.
A good place to live for four seasons or just a couple seasons
“You have four seasons of fun out here; you can boat and fish until October, and then we’re a huge snowmobile and ice fishing community,” Ioele says. Northville has plenty of seasonal fun and necessities like a post office and grocery store, whether you’re there year-round or part-time.
Ioele notes that while the region gets several feet of snow each year, local municipalities do a pretty good job at keeping roads clear. You should still expect heavy snow and freezing temperatures from the middle of fall to late spring. Northville gets busier with people hiking or hitting the lake on weekends through the summer and fall. Fewer visitors come during buggy springtime weather.
A nostalgic Main Street home to small village businesses
Main Street has the look of a small-town center from generations past, from its historic commercial buildings to the quaint mom and pop businesses within. Some of the area’s best-loved businesses are:
- Johnson’s Family Farm Store, a family-owned spot for sandwiches, cider donuts and organic produce
- Northville 5-10-25 Cent Store, a more than century-old general store full of old-fashioned sweets and camping supplies
- Klippel’s Kozy Korner Deli & Cafe, an old-school diner with classic counter seating and daily specials
- Timeless Tavern, a historic inn and bar that serves hearty American cuisine
- Sport Island Pub, a surf, turf and Italian restaurant that’s a short drive or boat trip across the lake
Close-knit community and traditions both on and off the lake
Neighbors meet up to spend time outdoors and for beloved holiday traditions. You’ll see parades coming down Main Street throughout the year, from the summertime Fourth of July celebration to the wintry Lighted Holiday Parade and Tree Lighting. A fall festival, regular farmers markets and summer concerts offer family-friendly fun and shimmering lake views at Waterfront Park.
Commuting to rural job centers and the Capital Region
You’ll drive about 15 miles to the city of Gloversville or 20 miles to the Fulton County seat of Johnstown for healthcare jobs and services, bigger shopping trips and other urban amenities. Longer-distance commuters are about 30 miles from Saratoga Springs, 40 miles from Schenectady and 60 miles from Albany in New York’s Capital Region. Albany International Airport is about an hour away for those flying to their mountain escape.
Attending the Northville Central School District
Northville is served by the Northville Central School District. Fewer than 500 students are enrolled in the district. While NCSD is made up of an elementary, middle and high school, all three share a building in the middle of the village.
