With single-lane thoroughfares and dirt-packed residential corridors, some parts of Nuevo may seem off the beaten path. But with a landscape that’s welcome to development in spots, this rustic place continues to evolve. Buyers can find new construction here, and a home in this community comes with relatively close access to amenities in nearby cities, including Perris and Moreno Valley. “I think for that area, it has potential,” says Lei Jin, a Realtor with Pinnacle Real Estate Group, who has sold in the area. “There are vacant lots [and] a few major builders building up communities.”

Nuevo makes room for housing variety
A predominantly residential neighborhood, Nuevo has an array of homes from a spectrum of eras. It's not unusual to see Craftsman cottages built in 1918 next to ranch-style homes from the 1980s. However, most of Nuevo’s properties were built from the 1970s through the early 2000s. These sell for $500,000 to $1 million, based on square footage and acreage. Recent developments, including Brisa at Nuevo Meadows and Cielo at Nuevo Meadows subdivisions, brought a spate of new homes to the area, with price tags from $490,000 to $630,000. Listings are on the market an average of 48 days here, a bit longer than the national average of 45. “It’s just based on the price,” Jin says of how quickly homes in the area sell. Nuevo’s CAP Index Crime Score of 2 is substantially lower than the national average of 4.

Heritage High has an assortment of extracurricular opportunities
Most of Nuevo is zoned for the Nuview Union School District, which has a B-plus rating on Niche, and students start at the C-plus-rated Nuview Elementary or Valley View Elementary based on their address. Special activities at Nuview include a fall festival in October and a sweetheart dance in February. The district’s C-minus-rated Mountain Shadows Middle offers after-school programming, including sports. A southern portion of Nuevo is part of the C-rated Romoland Elementary School District. The pipeline includes the C-plus-rated Romoland Elementary and the C-rated Ethan A. Chase Middle. Both institutions have before- and after-school activities as part of the district's Expanded Learning Program. Students from the Nuview and Romoland systems matriculate into Heritage High School in the B-rated Perris Union High School District. Heritage earns a B-plus rating and has several clubs, including one focused on robotics and a Future Farmers of America group.
Students are the highest priority at Ethan A Chase Middle School in Menifee.

Nuevo’s namesake road is an important transportation asset
Nuevo Road is the main thoroughfare running through this community, and it takes drivers directly into Perris, about 3 miles away. Drivers can also reach Interstate 215 from Nuevo Road to get to Moreno Valley and Riverside, cities that are both roughly 20 miles away. The San Bernardino International Airport is about a 30-mile trip on I-215. Kindred Hospital Riverside in Perris, a 40-bed facility, is 5 miles away. Locally, in an area where there are still some dirt pathways, resources are being applied toward paving and improving Nuevo’s roads, Jin says.

The Nuevo Village Shopping Center, on Nuevo Road, has multiple restaurants, including Marcello's Pizza and Pasta. This local spot serves up pizza, wings and sandwiches alongside arcade games. Marcello’s is next to Nuevo Donuts, where patrons can grab a coffee or Thai tea and a pastry. Perris and Moreno Valley have a lot more dining and retail options, many clustered in corridors around I-215. “You can tell they have some new commercial plazas building up and opening around Highway 215,” Jin says.

Lake Perris is an asset for recreation
Nuevo is only about 14 miles from the Lake Perris State Recreation Area, an 8,800-acre expanse that sees about a million visitors each year. Lake Perris has many activities, including a 9-mile trail open to horseback riding and cycling and a couple of beaches where swimming is permitted. The lake itself is open to fishing and boating, and Jin says it's definitely a place to go on weekends. In Perris, El Nido Park is 3 miles away and features a playground.

Whether rocking out or running, Lake Perris offers multiple events
The thousands of acres at Lake Perris play host to a variety of annual events. One is the Shoe4Africa Fun Run in September, which includes 5K and 10K distances, plus a 1-mile race for kids. Shoe4Africa supports health and education initiatives in Eastern Africa. Multiple music festivals take over Lake Perris, too, including the Starbase in April, showcasing almost 40 mostly electronic acts.
