In the quiet Ventura County hillside, Oak View offers a peaceful escape from the bustling atmosphere of downtown Ventura, located around 10 miles south. Just east of Lake Casitas, this southern California community offers mountainside recreation and sprawling estates, just a short drive from both Ventura Beach and Ojai.
Known for being the former home of renowned singer-songwriter Johnny Cash, the community pays homage to the late artist with signage and memorabilia at the entrance of town. “Oak View is quiet and tucked away,” says Mike Love, a local Realtor with eXp Realty of California. “It’s a place people move to get away from it all. There’s no noise from traffic or a large shopping area. Plus, you can get more for your money because it's an unincorporated community.” The area’s streets are lined with lush greenery, with vineyards and groves in the surrounding hills. Most residents commute to downtown Ventura or Ojai for work. Healthcare is Ventura County’s largest industry and provides over 18% of the area’s jobs. Major employers include Adventist Health Simi Valley, Amgen and Baxter Healthcare.
Oak View is a few miles north of Ventura County and South of Ojai.

Local eateries on Ventura Avenue
Oak View is largely residential, with a few eateries and a small grocery store along North Ventura Avenue, which splits the town between east and west. There are a handful of Mexican restaurants, including Casa De Lago and Carmelita’s. The historic Old Creek Ranch and Winery lies in the community’s eastern hills and has been producing wine since 1906. For groceries and other essential amenities, Ojai is around 5 miles north. Downtown Ventura is roughly 10 miles south and has an active main-street business hub full of boutiques, bookshops and restaurants.

Career pathways at Ventura High School
The community is served by the Ventura Unified School District, which earns an A-minus grade from Niche. Most students attend the same pipeline of public schools, starting with the B-rated Sunset Elementary School. Also with a B, De Anza Academy of Technology and the Arts is a magnet school a short drive south and has a curriculum based on hand-on learning and creativity. The Oak View Park and Resource Center serves as a community gathering space for events and programs. Numerous Ventura County events are held just a short drive away, from beachfront concerts in the summertime and the Ventura County Fair to the annual X Games, which draws in over 100,000 spectators each year.
Oak View has limited outdoor recreation within the city limits, apart from the sports facilities at Oak View Park, but the surrounding hills are home to hiking trails, natural scenery and verdant golf courses. Ventura Beach is a hub for local surfers, while the picturesque Lake Casitas offers 2,700 acres of fishing, boating and camping.
