Residential neighborhood with multicultural restaurants
Located in central east Oakland, Fruitvale is a culturally diverse area with an array of restaurants and early 1900s homes. Named for the former fruit tree nursery that stood here, the densely populated neighborhood is 3.5 miles from downtown Oakland. The easily walkable and drivable area was part of the Chicano Movement in the 1960s and ‘70s. That strong Latinx influence is still felt today through vibrant street murals and the Oakland Dia de los Muertos Festival every October. “It’s rich in diversity and community spirit,” says local Realtor David Gunderman, co-founder of The Gunderman Group with over 20 years of experience. Less than 20 miles from San Francisco, Fruitvale is an enclave of character and culture steps from the East Bay.

Cozy homes mix with businesses and light industrial buildings
Many of Fruitvale’s houses were built in the early 1900s. “There are a lot of bungalows and all sorts of early to mid-20th century options, says Gunderman.” Those bungalows are tightly clustered with Victorians and some Mission Revivals along tree-dotted streets that spread in a fan pattern toward the Diamond District. These are smaller homes with 900 to 1,500 square feet of living space. Contemporary condos and apartments can be found near the East Bay’s Tidal Canal for those wanting views of the water as well as the Oakland Hills. Single-family homes sell for a median price of $600,000, while newer condos sell for around $700,000. Prices range from $575,000 to $725,000 for single-family homes, and condos range from $425,000 to $775,000.

Cesar Chavez Park is a true community space. The two-acre park was revitalized and renamed in 2002 through neighborhood efforts. Today, it has open space for soccer games, a playground and benches. It has a basketball court, a soccer field and the Carmen Flores Recreation Center. The center offers recreational programs for all age groups and a multi-purpose athletic field. Along the East Bay waterfront in Jingletown, Union Point Park occupies an old shipyard. The nine-acre area features scenic views, a nautical-themed playground and a network of multi-use trails.
