Anchored by Laney College, Peralta-Laney’s sidewalks are busy with residents out walking their dogs, college students heading to class and cars zipping across the 10th Street Bridge. Bordered by Oakland's Little Saigon district and only minutes from Lake Merritt, the neighborhood is centrally located, diverse and bustling with urban energy. Laney College, a public community college that enrolls around 16,000 students, occupies several city blocks in the west side of the neighborhood, while the rest is largely residential and commercial. “You’re right next to Little Saigon, which has some great restaurants. That area has gone through a big transition — it’s like night and day compared to 20 years ago,” says real estate agent Giuseppe Zumbo of Corcoran Global Living, a longtime East Bay resident.
