Ocean Pines is a residential community with nearly 9 miles of waterfront property in northern Worcester County. “My wife and I have lived here since 2010, when we moved to be closer to our grandchildren. We really enjoy the community,” says Frank DeLucco, assistant branch manager of the Worcester County Library branch in Ocean Pines. “Ocean Pines has the largest population of any point in the county, so we have a wide circulation at our library branch.”
The neighborhood has a few 55-plus communities, but it is also popular among young families, with several nearby schools. With a population of around 12,000 full-time residents, Ocean Pines is considered small and quiet during the off-season. But because it sits on Maryland’s eastern shore, things get a little bit noisier from tourist and part-time resident traffic on Route 90, which heads straight to Ocean City. Ocean Pines is considered a resort community, and so it has a Homeowners’ Association with annual fees, which support local community events, as well as pool and golf course maintenance fees.

Waterfront homes, cottages and new traditional family dwellings
Though there are plenty of young couples and families with children, many Ocean Pines residents move here to retire. This demographic is reflected in the area’s independent living facilities for 55 and older residents, as well as smaller, single-story housing styles. The median single family home price in Ocean Pines is about $450,000, though most homes near or on the water cost between $650,000 and over $1 million. Manufactured homes, waterfront cottages and ranch-style houses tucked into forested lots are popular for downsizers or those who prefer not to climb stairs. Larger homes include colonial-inspired builds with two-car garages and modern traditional houses. Spots on the water often come with private docks for personal watercraft.
Though most Ocean Pines homes are close to the water, flood insurance should be a consideration. Several homes are only 3 feet above sea level, so flooding can become an issue during times of heavy rainfall. The coast of Maryland has seen an increase in major tropical storms and hurricane conditions, which may contribute to more flooding along the coast in the future.

Parks, trails and golfing just 5 miles from Ocean City
Though nearby Ocean City has the Jolly Roger Amusement Park, a sandy beach and other attractions, Ocean Pines has its own fair share of outdoor recreation. The community has a selection of golf clubs, small neighborhood parks and playgrounds, swim clubs and sports courts for fans of pickleball or tennis. The public library is one of the largest branches in Worcester County and hosts a selection of children's and adult programs, clubs and events. Manklin Meadows Park in particular has a dog park, playground and over a dozen sports courts and a ballfield. Boaters can launch from private docks or head to nearby marinas, while anglers can fish along public shorelines or residential rivers. The public fishing pier on the Isle of Wight has an unobstructed view of the bay. Off Beauchamp Road is Bay Point Equestrian Center, which a horse boarding stable and private training space for horse owners.

Year-round farmers' market and annual community events
At the heart of the community is the year-round Ocean Pines Farmers’ Market, a weekend event with local produce and artisan crafts. Throughout the year, the market hosts holiday events like a Saint Patrick’s Day market, a June berries and wine festival and a July tomato festival. Fourth of July, Halloween, Thanksgiving and Christmas are also celebrated at the market.
Locally owned restaurants and Ocean City attractions
Most restaurants, bars and shops are located off Race Track Road and Manklin Creek Road, which intersects at South Gate Pond. The area is sometimes called Manklin Station and has a Food Lion and small businesses like Don’s Seafood and Chop House and Southside deli. Because the area has a large 55 and older population, Ocean Pines isn’t exactly a late-night destination, but nightclubs and bars are abundant in nearby Ocean City. “During the summer it gets crazy here because it’s really a resort town. We’re about 5 miles from the beach,” DeLucco says. Shoppers can stroll along Ocean City Boardwalk or stop at the Walmart near Ocean Downs Casino.

Worcester County Public school programs and achievements
Students can attend school within the Worcester County Public Schools district, which is rated an overall B-plus and considered the No. 3 best school district in Maryland on Niche. Showell Elementary School teaches kindergarten through fourth grade, while Berlin Intermediate teaches fifth through sixth. Both schools are rated an A-minus on Niche. Stephen Decatur Middle School teaches seventh through eighth with an A rating, and Stephen Decatur High School is graded an overall B-plus.

Fast trips to Ocean City via Route 90
