Living near the Delaware coast is a dream for many homebuyers, but the crowded summers can turn some people away. That’s where the town of Ocean View comes in. “It’s peaceful, yet it’s close to the beach. Proximity to the beach without the crowds is the main draw of Ocean View,” says JoAnn Pappalardo, a Realtor with Coldwell Banker Realty. “Bethany Beach gets really crowded in the summer, so if you live in Ocean View, you feel like you’re escaping it, but you’re only a mile away.” Ocean View is just west of Bethany Beach along Atlantic Avenue, giving residents easy access to the beach, boardwalk and local restaurants while also having a peaceful community to come home to each day. The location also allows for other seasonal and year-round activities, such as walking through a scenic park or playing a round of golf at a highly-rated course.

Teeing off a day of fun

Ocean View residents have easy access to the beach, just 2 miles east of town. Plenty of public parking is available in Bethany Beach, where residents can stroll along the boardwalk or set up chairs and umbrellas on the beach for a day in the sand. Golf lovers will enjoy teeing off at Bear Trap Dunes, one of the top golf courses in Delaware, according to Golf Magazine. The club has three nine-hole courses, offering multiple ways for players to plan their game. Each course features bentgrass fairways, wetland grasses and challenging sand dunes throughout the course. John West Park is a small public park in Ocean View with a playground and gazebo. The park also has bocce ball courts and walking paths. Residents looking for a more nature-filled activity can head north to Holts Landing State Park, about 5 miles from town. The park has walking trails that take visitors through forested areas and marshy wetlands. The pier offers a spot for fishing and crabbing in the Indian River.

Coastal homes with a mainland vibe

Homes in Ocean View are typically coastal Craftsman and Colonial Revival homes. Most houses have spacious porches with white railings. The exteriors are made of wood or vinyl siding and come in shades of blue, gray and yellow. Built-in garages are common. There are some smaller cottages and ranch-style homes as well. Ocean View is made up of several subdivisions featuring homes built close together with sidewalks connecting the neatly manicured front lawns. Some semi-rural areas have no sidewalks and mature trees lining the streets. Houses in these parts have larger yards. Three-bedroom homes in Ocean View cost between $400,000 and $500,000. Four-bedroom houses are usually listed for $600,000 to $800,000. Townhouses in the area cost between $400,000 and $600,000.

Local brews in Ocean View

Residents have several local restaurants to choose from for a meal. Ocean View Brewing Company is a popular local brewpub serving house-made beer and dishes like burritos and shrimp carbonara. Northeast Seafood Kitchen is an upscale nautical-themed restaurant known for its lobster rolls and fish and chips. Pappalardo says that despite the town being a summer hot spot, many restaurants stay open year-round these days. “It used to clear out in the winter. I would go down there, and there was rarely anything open. Now there are plenty of places to eat, and they’re open seven days a week,” she says. Residents can shop for groceries at the local Giant on Atlantic Avenue, just west of town. There is also a Weis Market on the north side of Atlantic Avenue. Locals can head to the Royal Farms and CVS on Atlantic Avenue for small items and pharmacy needs. The main road is also lined with local consignment shops and boutiques selling furniture, décor and clothing.

Successful sports and quality schools

Students in Ocean View will likely attend Lord Baltimore Elementary School, Selbyville Middle School and Indian River High School. Selbyville Middle is rated a B-plus by Niche, while Lord Baltimore Elementary and Indian River High are each rated an A-minus overall. Lord Baltimore is located in Ocean View, Selbyville Middle School is 10 miles southwest, and Indian River High School is about 9 miles west in Dagsboro. Indian River High serves approximately 1,000 students and has a student-teacher ratio of 13-to-1. The school has a successful athletic program, winning state championships in football, basketball, softball and soccer. Indian River is the alma mater of Colleen Davis, the Delaware State Treasurer and Bethany Hall-Long, the Lieutenant Governor.

Because the subdivisions in Ocean View are spread out, residents will need to rely on a car to get around. Ocean View residents are conveniently located just 2 miles from Bethany Beach to the east along Atlantic Avenue. They can also take Atlantic Avenue west to towns further inland, like Millsboro, 13 miles away.
