"Friendly community" in Sarpy County

Home to one of the most popular fishing destinations in Nebraska, Chalco is a community of more than 11,000 residents 18 miles west of Downtown Omaha. The Chalco Recreation Area and Wherspann Lake provide a massive outdoor space that draws residents and tourists. It has become more sought after over time because it is zoned for the Millard Public Schools district. “There are a couple of factors that bring people to Chalco,” says William Barker, a Realtor with Berkshire Hathaway Home Services Ambassador Real Estate who has been in the area since high school. “Chalco is a friendly community, and People wave to each other when they drive by. More recently, people have been interested in being in the Millard Public Schools district. Lastly, it is in a good location near the interstate, and there are plenty of nearby shopping centers and chain restaurants.”

Traditional home styles in multiple subdivisions

Subdivisions in Chalco featured tight streets lined with compact sidewalks underneath the shade of scattered trees. Buyers can find split-levels, ranch homes and Colonial Revivals on rectangular lots. While homes are tight together, they still have front and back yard space, and most have built-in garages. Prices in the area range from $290,000 for a three-bedroom split-level to $375,000 for a four-bedroom Colonial Revival. Inventory is a problem across the city, but if homes are priced right and in good condition, they still move. But we are not seeing multiple offers on the same property right now,” Barker says.

Multiple school paths through the highly rated Millard Public Schools

Chalco is zoned for Millard Public Schools, which scores an A on Niche and is rated the second-best school district in Nebraska on the site. Location will determine elementary and middle schools, but one path is Neidhardt Elementary and Andersen Middle School, earning a B-minus and a B-plus, respectively, from Niche. All students attend Millard South High School, which scores a B-plus and offers the Early College Program, which allows students to earn an Associate of Arts degree from Metropolitan Community College while earning their diploma. The degree transfers to the nearby University of Nebraska Omaha to help fulfill most of their general education requirements for a bachelor’s degree.

Hop on Interstate 80

Chalco provides easy access to Interstate 80, which runs east to west from Teaneck, New Jersey to San Francisco, California. Commuters can trek the 20 miles east into downtown Omaha or use it to head to the Offutt Air Force Base. “You’re near the interstate, but you don’t have to see or hear it,” Barker says.

Multiple shopping centers nearby

Residents can pick up their weekly needs at the Walmart Neighborhood Market on South 167th Street or the Hy-Vee on Stony Brook Boulevard. Chalco boasts a handful of larger strip malls, but a popular one is the Shoppes at Southport West, which features a Massage Envy, Boot Barn and an Alamo Drafthouse Cinema. The shopping center is adjacent to a Costco and Cabela’s, which brings people to the area to shop. For a bite to eat, residents have their pick of multiple chains, but Charlie’s on the Lake provides an excellent view and an extensive cocktail menu. “Most restaurants are chains, but it’s good food and affordable,” Barker says.

Days at the lake

The Chalco Hills Recreation Area and adjoining Wehrspann Lake provide plenty of outdoor recreation close to home. Residents use the recreation area for scenic picnics or individual events. Hikers and bikers have 7 miles of trails to observe nature or exercise. The lake is a flood control reservoir built by the U.S. Army Corps of Engineers and opened in 1988. Nebraskans can take their boat on the water with no wake, but people travel to fish, one of the most popular destinations in the state. Promoting catch-and-release fishing, the lake is home to Largemouth Bass, Catfish, Walleye, Sunfish and Crappie. Chalco also offers many pocket parks, including Echo Hills Park, a small 3.6-acre park that families frequent for its playground.

Millard Days in August

While there is no large event within Chalco, the neighboring Millard celebrates Millard Days each August. Held at Andersen Park in the last full week of August, the event includes a carnival, parade and a beer garden for the adults, with proceeds benefiting the schools in Millard. Chalco is less than 5 miles from Werner Park, home to the Omaha Storm Chasers, a minor league baseball team and the Triple-A affiliate of the Kansas City Royals.

Offutt Air Force Base

Located about 15 miles east is the Offutt Air Force Base, which does provide work for some residents. The base is the headquarters of the U.S. Strategic Command, the 557th Weather Wing and the 55th Wing.

Almost no crime problems in this particular neighborhood. For some reason, there are no sidewalks which is concerning for pedestrians.

The local area around where I live is great. Anything you need is convenient and right at your hands. If you have a car, the variety of shops that are accessible is abundant and filled with many wonders that anyone would love. There aren't many mom-and-pop shops, but the ones that are open are filled with charm and great people.

Similar to a celebrity homes development. Middle class neighborhood tat is several decades old, but just starting to show it. Home owners are slowly starting to do upgrades.
