Crescent Oaks is a small wedge-shaped neighborhood tucked against U.S. Route 275 in west Omaha. Families have access to the top-rated Millard Public Schools district, and there are several shopping centers nearby. Zorinsky Lake, one of the area’s top recreational spots, is just a 10-minute drive away.

Ranch-style and split-level homes are competitively priced
Most homes were built from the late 1970s to the ’90s. Raised ranch-style, split-level and two-story houses with attached garages and paved driveways sit side by side on the looping residential grid. Lot sizes are typically small but can measure up to a quarter of an acre. “A lot of the houses have been kept up pretty well over there,” says Matthew Rasmussen, a real estate agent with Nebraska Realty who’s in his 26th year of selling in the area. “It’s been a pretty stable neighborhood.”
The Crescent Oaks subdivision doesn’t impose HOA fees or restrictions. Houses tend to sell within 19 days of entering the market, which is standard for this area. The median sale price of $300,000 is on par with Omaha’s median but much lower than nearby lakeside neighborhoods like Armbrust Acres and South Elkhorn. Ranch-style and split-level homes sell from the lower $200,000s to the lower $300,000s.

Students are zoned for Millard Public Schools, one of Omaha’s top-rated districts. Student athletes have won numerous NSAA State Championships in recent years, and the district supports more than two dozen AP classes. The highly rated Skutt Catholic High School is also close by.
Crescent Oaks students can start their education with Montclair Elementary's Pre-K program.
Millard North Middle School offers solid academics.

Crescent Oaks is 10 minutes from Zorinsky Lake
Harvey Oaks Park is across West Center Road with a baseball field, a walking path and a playground with climbing equipment. Zorinsky Lake is another top draw for the area. Paved trails surround the lake, and you can set off from the boat ramp in your kayak or cast a line from the fishing pier. There are picnic spots, playgrounds and playing fields along the lakeshore, too.
Shopping centers and dining spots are within easy reach
You’ll find shopping centers and plenty of restaurants around West Center Road and South 144th Street on the neighborhood’s eastern side. Highlights include:

All these places are close enough to walk to, but you’ll have to cross the busy highways to get to them, and the crossings aren’t pedestrian-friendly.

Although Zorinsky Lake is nearby, the flood risk is low
The neighborhood is close to West Papillion Creek and Zorinsky Lake, which was built for flood control. However, there’s not much flood risk in this particular neighborhood, according to Rasmussen. “If your house backs up to the creek, you have a chance of flooding,” he says, “but I’ve never heard of anything flooding out there.”
Kayaking is one of several activities to enjoy on Zorinsky Lake, just southwest of Crescent Oaks.
Zorinsky Lake Park features several lakefront baseball fields.
