Nelson's Creek is a virtually all-residential neighborhood in the heart of West Omaha, with a church and school on opposite corners and close to parks, shopping and dining. Governed by a homeowners association, median prices here are higher than some of the surrounding communities but still less that the country club community of Champions Run to the northeast. “It’s very family-oriented. Families get in there and stay,” says Realtor Kate Reeker of Berkshire Hathaway Home Services. “The homes are all very individualized. When you drive in, it looks like a Hallmark movie.” The neighborhood’s eclectic home styles and well-maintained yards catch the eye, while nearby outdoor spaces and experimental restaurants keep things interesting.

Established homes each have their own style
Tenth-acre lots line winding streets, with sidewalks throughout. Split-levels and ranch-styles often display Tudor influences, with the occasional Colonial Revival. These three- and four-bedroom homes have or exceed 2,000 square feet, typically selling between $330,000 and $500,000. “They’re affordable homes, even though they’re on the upper end,” says Reeker. “A lot of the homes are well-established, and most are very-well kept. Even though the builders might’ve been the same, people made the homes their own way. They’re not cookie-cutter.” Nelson’s Creek homes don't come to market very often and sold in 2024 faster than the 30-35 day national average. Homeowners association dues are $75 a year, according to the organization, which dictates a slate of neighborhood covenants to follow.

Getting outside to the Bluestem Prairie Preserve
Those living on the northwest corner of Nelson’s Creek can walk to Susan Picotte Park. This outdoor space has a basketball court and playground for kids to enjoy. A 1.5-mile drive west reveals the Bluestem Prairie Preserve. Over the past few years, The Nature Conservancy has restored several hundred acres’ worth of otherwise used up farmland into fresh prairie space. Locals can check out the migratory wildlife passing through the preserve, while also going for a short walk on the Papio Trail, which runs along the Papillion Creek’s edge.

Two thoroughfares make commutes easy
Considering this neighborhood’s position on Omaha’s west end, the commute downtown doesn’t take too long by car. “You’re in between two main thoroughfares, and right in the middle of some of the great schools,” says Reeker. Residents can make the 12-mile drive in about 25 minutes, with good traffic. Catching the bus is possible, but not feasible for all, as the nearest Omaha Metro Transit stop is 1 mile south. Methodist Hospital is a 7-mile, 11-minute drive toward downtown. Covenant Presbyterian Church is in the neighborhood's southwest corner, with an entrance within the neighborhood.
