Ideally located west Omaha neighborhood near schools and shopping
Royalwood Estates' convenience sets it apart from surrounding neighborhoods, says Cindy Forehead, a Realtor with BHHS Ambassador Real Estate for over 40 years. But the declining fortunes of a 1920s-era country club helped make it so, as Omaha grew after World War II. "It’s just a few minutes by car to shopping, schools, churches, synagogues and the Montclair Community Center, a big local attraction,'' she says. "Royalwood Estates is a well-established neighborhood with some great older housing, but it’s moderately priced compared to other areas in west Omaha.”
Ironwood Country Club once occupied the land just north of the neighborhood. But as post-war Omaha expanded westward, and the club faltered into the 1990s, the land was redeveloped into Sterling Ridge, a mixed-use area with retail, office space, restaurants, a senior-living center, worship centers and more. Within Royalwood Estates, homebuyers will find a mix of mid-sized, mid-century homes and a few larger ranch-style homes that were originally built right on the golf course.

Trendy again midcentury homes close to Hell Creek
In keeping with popular mid-20th-century home styles, buyers will find raised ranch, ranch-style, and split-level homes from about 1,300 to 3,000 square feet. Multi-level homes from the 1960s have recently sold from about $300,000 to $400,000. Ranch-style homes with Tudor and Spanish influences have recently sold from $400,000 to $500,000.
Royalwood Estates has 273 homes and is one of the smallest south-central Omaha communities. Anchored between West Center Road to the south and Shirley Street to the north, the area is designed with seven main east-to-west streets. Some streets feature paved sidewalks, while others display sloped curbs, common in suburbs in the 1960s.
Running through the center of the neighborhood from north to south is Hell Creek, a tributary of the Boys Town Reservoir, a 23-acre lake located 2 miles north. Like many creeks in Omaha, it can change from almost empty to near flood stage depending on weather and man-made adaptations. Millions of dollars of flood control investment have been spent since the 1960s to minimize creek flooding across Omaha, and Royalwood has escaped significant flooding since.

Omaha Public Schools offer dual language immersion programs
Students can enroll in Omaha Public Schools district, which has a C-plus grade from Niche. C-plus-rated Catlin Magnet Center, with pre-K through fifth grade, is one of the smallest elementary schools in the district and focuses on a dual-language immersion program in English and Spanish. C-rated Beveridge Magnet Middle emphasizes arts and global studies and has strong football, soccer, basketball and swimming programs. B-minus-rated Burke High hosts the annual Nebraska State Track Meet and offers a Freshmen Academy that helps students transition to high school.

Getting around the neighborhood
Metro Transit bus stops are located along West Center Road, the southern boundary of the neighborhood. Cyclists will find bike lanes on Shirley Street, the northern boundary. Eppley Airfield,16 miles northeast, is undergoing a $950 million renovation. The expanded airport—set to finish in 2028—will provide more parking, new terminals and a covered front entrance. Interstate 680 is a mile and a half east of Royalwood Estates and connects drivers from western Omaha northwest to Crescent, Iowa. Lincoln is about 50 miles southwest, while Kansas City, Missouri, is 195 miles south.

Amenity-rich parks, pools, gyms and golf
“Homes in Royalwood are close to shopping and schools, they’re also super close to a nice variety of parks, gyms and golf courses,'' Forehead says. "And with Omaha’s growing network of bike lanes, you’ll notice people biking frequently around here.”
Trendwood Park is nearby on 135th Street. It offers 25 acres of walking trails, a pavilion, a playground, a baseball diamond, tennis courts and a soccer field. Montclair Community Center and Pool is about a mile east. It has the amenities of a private club, but it also is a city of Omaha Park that offers lessons and open swim hours. Genesis Health Clubs, at 132nd Street, is one of seven locations in Omaha. It's known for extensive amenities, personal training and child care. Golfers will enjoy living less than a quarter mile from Westwood Golf Course, a nine-hole city public course. Close to home, it’s a great place to take young kids learning the game. Professionals often play a quick nine after work in the summer.

Favorite restaurants and retailers are less than one mile from home
When only steak will do, Outback Steakhouse is steps from the neighborhood on 132nd Street at Tiffany Square. Star Indian Cuisine’s traditional dishes are meat-based or vegetarian. They also offer catering. Grocery shopping is easy with Aldi located nearby at West Center Road and 132nd Street. Big box retailers HomeGoods and Marshalls are found at Montclaire on Center.

Holiday events unveil the region’s largest Christmas Tree
Historic Union Station opened in 1931 as the largest passenger train station in Omaha and gained fame for its Art Deco architecture. Today, the Durham Museum is located inside its original structure. The annual Christmas at Union Station Tree Lighting kicks off the holiday season with more than 1,000 feet of lights adorning a locally grown 40-foot evergreen tree. Other events at the museum during the season include a holiday cultural festival, several family nights with Santa and a holiday concert series.
