Southwest Omaha is a suburb experiencing rapid growth
Situated on the city’s outskirts, Southwest Omaha is playing a major part in the region’s suburban sprawl. “It’s in a massively growing part of the city,” says Trina Ciochon, a local realtor with Berkshire Hathaway HomeServices Ambassador Real Estate with more than 8 years of selling experience. “Everything there is newer, and it's in one of the top school systems in Nebraska.” Newly built homes with curb appeal are within walking distance of community parks and short drives from established shopping centers. Though separated from the bustle of downtown, its location along Interstate 80 supports access to the rest of the city.
New Traditional homes line the community's many subdivisions
Southwest Omaha comprises a patchwork of subdivisions built over the last 30 years, with new developments continuing to pop up across the community. New Traditional-style homes dominate the market and sit close together on manicured lawns. Young trees underscore the area's age, and sidewalks with streetlights appear throughout. The presence of homeowners associations and their adjoining fees differ across the community. Most homes here sell between $200,000 and $500,000. However, larger homes in subdivisions like Cheyenne Country Estates, where plot sizes fall between 1 and 2 acres, can exceed $600,000 and sell just below $1.5 million. The community has a CAP Index Crime Score of 2 out of 4, compared to the national average of 10.
The highly rated schools of Millard Public School District
Millard Public Schools district, which Niche ranks the second best in the state, serves the community across several schools. Students may attend Wheeler Elementary School, which earns an A-minus from Niche. Beadle Middle School also earns an A-minus, and Millard West High School scores an A. The district’s career academies allow high school students to explore different fields while earning credits toward their college education. The academics include health sciences, business & entrepreneurship, STEM and more.
Recreation ranges from parks and golf to an indoor adventure park
Most homes are within walking distance, or a short bike ride from one of the neighborhood's many parks. “There are always people out walking with dogs or strollers,” Ciochon says. “There are a lot of areas to walk outside and take in nature.” Chalco Hills Recreation Area has a large playground and trails that circle Wehrspann Lake, where visitors can kayak and fish. Coyote Run Splashpad is a recent addition to the area, with over a dozen water features and a picnic pavilion. Tiburon Golf Club & Banquet features a 27-hole public course, and Urban Air Trampoline and Adventure Park provides a wide range of indoor activities.
Restaurants, retailers and groceries are all close to home
A mix of local and chain restaurants dot Harrison Street. Timber Creek Pizza Pub and Grill pairs its draft beers with fresh-baked pizzas and hosts occasional live music on its patio. “Medy’s is a new fast-paced Greek spot in Village Point that is great for lunches,” Ciochon says. The nearby shopping center also has Urban Outfitters, Gap and several other well-known retailers. Developments sitting back from South 180th Street feature Hy-Vee for groceries and big-box stores like Target and Walmart Supercenter. Oak View Mall is within 5 miles of the neighborhood, but Ciochon says most will make the 10-mile trip northeast to the more recently built Westroads Mall. Downtown’s Old Market is the hub for local businesses, with coffee shops, specialty stores and boutiques lining the walking district.
Interstate 80 supports commutes across the city
Interstate 80 supports most commutes out of the neighborhood and across the city. The expressway borders to the southeast, linking residents to downtown, 18 miles northeast and Eppley Airfield, 2 miles farther. CHI Health Lakeside is closer to home, a couple of miles northeast of the community.
