Stony Brook offers suburban living near parks and highly rated schools
Stony Brook’s shaded suburban streets lie in the Millard region of Omaha, about 15 miles southwest of downtown. Millard was once a separate town, and even though it was annexed by Omaha in the 1970s, neighborhoods like Stony Brook still offer a respite from the big city. The Millard Public Schools district is a huge draw for families — you can walk to all three of the schools that most kids attend. There are several parks and trails within walking distance, too, including one paved path that leads to the Chalco Hills Recreation Area.
Architectural styles, prices and the local housing market
Split-level and raised-ranch style homes, most built in the 1970s, line the residential streets and cul-de-sacs. Well-maintained sidewalks make it easy to get around on foot. Lot sizes are small, with mature trees for shade and privacy. Most people own their homes, but a few apartment buildings can be found near the shopping complex on Stony Brook Boulevard. Townhomes sell in the mid-$200,000 range, while most single-family homes fetch prices from the lower $200,000s to the mid-$300,000s. “It is a family area . . . out there in Millard,” says Milt Schneider, an associate broker with Nebraska Realty who has over 10 years of local experience. “Housing there is a little more affordable because it’s a little older.”
Properties are typically snapped up in about two weeks, which is the norm for this area, and inventory can be low. Since the homes are on the older side, you might have to make some updates, especially to the plumbing, wiring or roof.

Families can walk to parks, trails and student sports
If you live in Stony Brook, you’ll have front-row access to the playing fields for Millard South’s sports teams, which surround the high school north of the neighborhood. LeBeau Park, a rolling green expanse across the street from Neihardt Elementary, has baseball diamonds, picnic areas, a playground and plenty of shady spots.
Over by South 144th Street, a paved trail leads to the Chalco Hills Recreation Area, 2 miles south. The popular retreat draws visitors year-round with its sledding hill, boat ramp and scenic trails encircling Wehrspann Lake. “That’s the type of neighborhood where you could live your life within a two- or three-mile radius and be very happy,” says Ryan Beck, a Realtor with BHHS Ambassador Real Estate who’s been selling in the region for more than five years. “Especially anyone who’s active and likes riding their bikes or going on walks. That’s a draw for that area.”

Most of the neighborhood’s commerce is on South 144th Street

There can be noise from traffic and commercial activity in this area, so keep that in mind if you’re looking at a house on the eastern side of the neighborhood.

Metro buses are an option, but most people drive
Metro Transit buses stop along Q Street, but people don’t really take the bus in Omaha, especially this far west of downtown. “Public transportation in Omaha is not great, because the city’s grown and there’s so much space for it to expand,” Beck says. “In these suburbs, everybody has a car.” The drive to Downtown Omaha usually takes 20 to 25 minutes.
Comparing Stony Brook to other Millard neighborhoods
Stony Brook has a lot in common with Pheasant Run, the next neighborhood over. Both are walkable and family-oriented, with similar architectural styles. But homes in Pheasant Run were built a little later, mainly in the ’80s, and the median sale price is slightly higher.
If you want to check out other popular family-friendly neighborhoods in the Millard area, you might take a look at Harvey Oaks, Oak Hills or Applewood Heights. All three have more diverse housing options, and Applewood Heights and Oak Hills are closer to Interstate 80. However, home prices are slightly higher, and you won't have as many schools and parks within easy walking distance.
