The shaded residential streets of Stony Brook lie in the Millard region about 20 miles southwest of downtown Omaha. Millard was once a separate town, and its water tower rises from the corner of the neighborhood to let residents know they’ve arrived. Although Millard was annexed by Omaha in 1971, neighborhoods like Stony Brook still offer a respite from the big city. “That’s the type of neighborhood where you could live your life within a two- or three-mile radius and be very happy,” says Ryan Beck, a Realtor with BHHS Ambassador Real Estate who’s been selling in the region for more than five years. “Especially anyone who’s active and likes riding their bikes or going on walks. That’s a draw for that area.” The highly rated Millard Public Schools district is another major perk.

Millard South High School’s early college program
Neihardt Elementary School and Andersen Middle School are steps away from many homes, making it easy for kids to walk or ride their bikes to school. The elementary school receives a Niche grade of B, while the middle school is rated B-plus. Millard South High School, also rated B-plus, is located on Q Street just north of the neighborhood. Millard South students can participate in an early college program, earning an associate degree from Metropolitan Community College while obtaining their diploma. The high school’s marching band often hosts the competition for the Nebraska State Bandmasters Association in the fall.

Neighborhood green spaces are close to schools
The playing fields for Millard South’s sports teams surround the high school, so teen athletes and their parents have VIP access to the games. Billowing trees share space with the picnic pavilions, baseball diamonds and playground at LeBeau Park, an expansive green space across the street from Neihardt Elementary. A multiuse trail follows the path of South 144th Street and leads to the Chalco Hills Recreation Area, 2 miles south. The popular year-round retreat attracts visitors with its sledding hill, boat ramp and scenic hiking trails encircling Wehrspann Lake.

While most lots measure under a quarter acre, dense tree growth lends a sense of privacy to front and back yards. Apartment buildings and newer contemporary builds can be found near the shopping complex on Stony Brook Boulevard. Inventory is low, and homes typically sell after about 15 days on the market — roughly one-third the national average. Wings and signature pies draw locals to Timber Creek Pizza Pub & Grill, about 2 miles away along Harrison Street. “Pizza and wings are a big thing in Omaha — probably more important than church,” Beck says with a laugh.

A 17-mile commute to downtown Omaha
Omaha Metro Transit system buses stop along Q Street, but it’s rare for residents to rely on the bus system this far outside the city center. “Public transportation in Omaha is not great, because the city’s grown and there’s so much space for it to expand,” Beck says. “In these suburbs, everybody has a car.” Commuters have a 17-mile drive to downtown Omaha and a 20-mile ride to Eppley Airfield. Medical services are available at CHI Health Lakeside, about 5 miles away.
Keeping an eye on tornado warnings
Omaha is in Tornado Alley, where storm watches and warnings are frequent, especially in spring. Potential buyers should look for properties with basements or storm shelters and invest in homeowners’ insurance policies that cover wind damage.
