West Dodge takes its name from one of Omaha’s main thoroughfares, an east-to-west artery that runs along the neighborhood's southern edge. West Dodge Road serves as the best starting point for the ride to Downtown Omaha, about 7 miles east. Restaurants and shopping centers line the thoroughfare, and Children’s Nebraska hospital is just a mile away. In addition to the convenient location, West Dodge offers access to the highly rated Westside Community Schools district.

Most midcentury ranch-style and split-level homes are in good shape

West Dodge has plenty of apartment buildings, and most people rent. The majority of the single-family houses are ranch-style and split-level homes from the 1950s and ’60s, with some Craftsman bungalows and Cape Cods in the mix. “There are some pretty interesting homes around there that have a lot of character,” says Jarret Bloom, a Realtor with BHHS Ambassador Real Estate who’s been selling in the area for about 10 years. “They were built a long time ago, and some have been kept up, and some haven’t. But for the most part, they’re generally well-kept.”

What you can expect to spend on a home in West Dodge

Home sale prices in West Dodge range from the mid-$100,000s to the mid-$300,000s, and properties are typically snapped up after 10 days on the market. The median home sale price is around $250,000, which is lower than the citywide median but fairly typical for this area. By way of comparison, here are the median sale prices for a few nearby neighborhoods:

Since Nebraska property taxes are higher than the national average, West Dodge’s lower home prices can keep overall costs down. “You get first-time homebuyers in that area because the price point is lower,” Bloom says. “And if you’re going to use it as an income property, it’s a great area.”

Westbrook Elementary School is within walking distance

Westbrook is part of the highly rated Westside Community Schools district, and a lot of families move here for that reason. Most kids will start at Westbrook Elementary School, which is just outside the neighborhood and within walking distance of most homes. The Keystone Trail, a paved multiuse path, runs along Little Papillion Creek near the school, and Roberts Park and the Hillside Little League complex are also close by.

Commuting to Downtown Omaha and Children’s Hospital

West Dodge Road connects to Interstate 680 less than 2 miles away, so it’s easy to get wherever you need to go in Omaha. The drive to Children’s Nebraska usually takes just five minutes, and if you work at the University of Nebraska Medical Center (UNMC), your commute should be 10 to 15 minutes. Several Metro bus routes pass through the neighborhood, too, but not many people use them; the commute downtown can take almost an hour by bus, whereas driving takes about 20 minutes.

Restaurants and Hy-Vee are right in the neighborhood

You won’t have to leave the neighborhood to grab groceries or a quick bite. Here’s a sampling of what you’ll find around the intersection of North 78th and Cass:

  • Hy-Vee grocery store
  • Big Red Restaurant Sports Bar for Keno and bar snacks
  • Brazen Head Pub, modeled after the oldest pub in Ireland
  • Fazoli’s, a restaurant that dishes up Italian favorites
