“Shopping” is a word often heard in association with Hillcrest, a neighborhood just a few miles north of Provo and 40 miles south of Utah’s capital city. University Place, an indoor mall made up of more than 150 shops and dozens of restaurants, sits at the center of the neighborhood on State Street. “Most places to shop are in and around Hillcrest,” says Emerie Swallow, listing manager at Summit Realty Inc. “The mall and Costco are the two main reasons why people go there, and it can definitely cause a lot of traffic, especially on the weekend.” Although Hillcrest has become a large-scale retail hub, there are still streets to the north and south of University Parkway that have remained quiet and entirely residential. Homes here have views of Cascade Mountain, and backyards offer enough space for mature trees and vegetable gardens. A few miles west lies Utah Lake State Park, which offers the constant promise of hiking trails, horseback riding and sailing. Hillcrest is equal parts nature, Provo suburb and shopping mall.

Over 175 stores and restaurants in University Place
University Place first opened its doors in Hillcrest in the early 1970s. Today, it features more than 150 stores and over 25 restaurants. Families can go back-to-school shopping at Dillards or H&M, and dining options include everything from ramen noodles and sushi rolls at Noodle-n-Roll/Cho & Kim LLC to all-you-can-eat churrasco—grilled steak—at Tucanos Brazilian Grill. Hillcrest-ians Pick up groceries in bulk at Costco or shop for organic goods at Sprouts Farmers Market. There’s also Trader Joe’s on State Street and, just across the road, hearty southern breakfasts and a small-town atmosphere in Joe’s Cafe. Anousone Hicks, who opened the restaurant with her husband Joe back in 2009, highlights popular menu items like the sweet grits, hearty omelets with fresh ingredients and biscuits and gravy. “We have photos on walls of the older customers that have been coming in since 2009. Joe takes pictures with them; he’s our entertainer.” About 5 miles south in Provo, residents can explore the boutique options on Center Street, where storefronts date back to the late 1800s and early 1900s.

Mid-century ranch-styles and stone-sided estates with mountain views
Despite their proximity to University Place and the dozens of retailers along University Parkway, residential streets in Hillcrest have managed to remain relatively peaceful. Parents teach their children how to ride bicycles underneath the shadow of decades-old maples, and cars park in long driveways or attached garages. In Hillcrest, prospective buyers will find plenty of single-family brick ranch-style houses built in the years following World War II. These mid-century homes range in price from approximately $400,000 to $700,000, and most are between 1,500 and 2,300 square feet. In newer parts of the neighborhood, like the Berkshires gated community, French-influenced estates and stone-sided traditional homes with steep gabled roofs can sell for several million and span over 8,000 square feet. These large-scale properties are also defined by their proximity to the Provo River and the Riverside Country Club, which first opened in 1960.

Orem High School produces top athletes
Located next to Cherry Hill Park just outside the neighborhood, Cherry Hill Elementary School has a B grade on Niche. Next stop is Lakeridge Junior High, which also earns a B, and Orem High School has a B-plus grade. Through the UVU (Utah Valley University) and USU (Utah State University) Concurrent Enrollment programs at Orem High, students can receive college credit for high school classes. As of 2024, Orem High was also ranked among the top five high schools for athletes in all of Utah, and several Orem Tigers have even gone on to play for the NFL.
Along with Utah Valley University and Utah State University, Hillcrest is also a short drive away from Brigham Young University, a private research institution sponsored by the Church of Jesus Christ of Latter-day Saints.

Weekly farmers markets, Christmas trains and BYU museums
Every Wednesday evening from May through October, over 150 local vendors set up tents in Orem City Center Park for the weekly farmers market and food fest. There’s live music and popular food trucks like Austin Burger and Fatty Tuna. City Center Park also hosts movie nights under the stars and the “Lights On Ceremony” during the holiday season. Kids can ride the Orem Express through the park’s illuminated winter wonderland, and families shop at the Hallmark movie-esque holiday market on Saturday nights. Families can pick up tickets to watch live musicals at the Hale Center Theater or drive to Brigham Young University’s campus in Provo; the college’s Art Museum has an impressive collection of Etruscan art as well as works by the likes of Rembrandt and Norman Rockwell.
Outdoor recreation: The Orchard, the Hillcrest Park Project and Riverside Country Club
Orem has been nicknamed “Family City USA” in part due to its abundance of outdoor recreation space. At the center of University Place is The Orchard, an outdoor play area home to wooden tree houses, climbable logs and monkey bars. A fountain shoots water in choreographed displays, and the park hosts concerts and outdoor markets during the warmer months. Once the site of Hillcrest Elementary, Hillcrest Park opened to much excitement in the fall of 2023. The park, which cost the city $12 million, is set to include three playgrounds, walking trails, outdoor pickleball courts, a splash pad and a hammocking area once fully complete. On the border of The Berkshires gated community is the Riverside Country Club, where members have access to an 18-hole golf course, swimming pool, tennis courts and an athletic club.

Provo Canyon hikes and boating on Utah Lake
A short drive from Hillcrest, visitors can snap pictures of the rock formations in Provo Canyon between Mount Timpanogos and Mount Cascade. Nearby, the Sundance Mountain Resort is home to the world-famous Sundance Film Festival in January, and residents can also explore the region’s many hiking trails and scenic overlooks.
