Orem South may be the city’s smallest neighborhood, but its central position makes a prime location for homebuyers who want to live in a quiet area and still be within arm’s length of Orem’s largest assets. “Families with a lot of kids like living in Orem South,” says Emerie Brooks, Listing Manager at Summit Realty Inc. “It’s pretty quiet and they have a lot of space, but they’re still close to a lot of the bigger parks and major shopping areas.”

Most houses in Orem date back to the 1900s, and many new homes with acreage sit at the foothills of Mt. Timpanogos. However, South Orem is where you’ll find large custom builds and acreage immersed in the community. Up to seven bedrooms and five bathrooms are spread out between 3,300 and 5,000 square feet. With a quarter-acre of land, your front yard is a blank canvas to show off creative landscape designs; this is a top priority for Orem residents. Stone veneer is a popular style on the front of these homes, and three-car garages and wide cement driveways will store all your vehicles. Homebuyers with a budget between $800,000 and $1.5 million can purchase one of these properties with a view of Cascade Mountain. 20th century homes range between 1,000 and 2,500 square feet and commonly include four beds and three bathrooms. Though your home is smaller, a spacious yard is still standard and two-car garages are a frequent find.

Schools are less than two miles away from your front door. Orem Elementary and Mountain View High Schools both received A ratings from Niche and are up north in Orem Park. Drive south and you’ll find Westmore Elementary and Lakeridge Jr. High in Westmore; these two each received B ratings. Parents can count on quick commutes; back out of your driveway and pull into any of these school parking lots within five minutes.

Concrete sidewalks are great for evening walks in your neighborhood. Orem South also experiences little to no through-traffic, so your kids can safely ride their bikes down the street. You will need to drive to parks, but good news: Orem’s most popular park is right on the other side of State Street. Residents come from every crevasse of the city to spend the day at Scera Park. Dive, slide, swim laps or just relax in one of two pools; a splash pad adds to the fun for small children and dozens of tables with umbrellas are first come first serve. Scera is the only park in Orem with two playgrounds, a nine-hole disc golf course and outdoor amphitheater.

Your neighborhood is surrounded by all the shopping Orem offers; a convenience not everyone in the city has. Drive one mile south and arrive at University Place in Hillcrest. More than 150 stores and dozens of restaurants are right at your fingertips inside Orem’s shopping mall. This is also where you’ll find Costco and Trader Joe’s. Drive along University Parkway and find several big box retailers and chain restaurants. Head one mile north and arrive at Smith’s Grocery, Target and the Orem Library. if you’re in the mood to try something new, check out Rhyno’s Axe Throwing and Archery on State Street. Kids must be at least 10 years old to participate, and additional items like ninja stars are available to chuck at the target.
