Lakeside locale attracting residents since the 1800s
In the late 1800s, the magnolia- and cypress-bordered shore of Orlando’s Lake Cherokee attracted so many newlyweds that the strip of homes was dubbed Honeymoon Row. Those were the early days of the Lake Cherokee neighborhood, which continues to entice homebuyers with its century-old architecture, water views and Spanish-moss-cloaked trees. Most people might not be able to tell the difference between this small cluster of 300 homes and Delaney Park, the neighborhood to the south, says Julie Bowyer, a Realtor with Keller Williams at the Parks who sells homes in Cherokee Park and lives in Delaney Park. However, the historic preservation district that encompasses Lake Cherokee sets it apart from other neighborhoods. “That’s probably the main difference,” Bowyer says. “There are more rules and regulations for houses.”

Preservation rules and opportunities in Lake Cherokee
Located just south of downtown, the Lake Cherokee Historic District is one of only six preservation districts in the city. Early residents began to build homes in the 1870s, but construction took off in the 1920s. That’s why Craftsman, Mediterranean and Colonial Revival designs are the dominant styles along the neighborhood’s brick streets. The local preservation board must approve planned renovations to the outside of a house, a process that can take seven weeks. However, homeowners can take advantage of a federal tax credit and a city property tax exemption if they fix up a historical home. Though the neighborhood is more regulated than others in Orlando, the result is an appearance that’s rare in the city. “The homes have a character you are not going to find in newer construction,” says Rochelle Warriner, a Realtor with United Real Estate Preferred who has worked in the local market since 2019. Three-bedroom homes sell for about $500,000, with six-bedroom properties fetching nearly $2 million. FEMA identifies a flood zone between Lake Cherokee and Lake Davis, so homebuyers there may need to get flood insurance.

The Wellborn serves libations in a lush setting
Tourists and locals alike stop by The Wellborn, a chic restaurant and inn on a historical property dense with tropical foliage. Patrons enjoy outdoor brunch in the shadows of banana trees and sip seasonal cocktails in a century-old house. There are few other businesses in Lake Cherokee, but it boasts easy access to hip districts of Orlando, Bowyer says. Locals live within 2 miles of grabbing a craft beer in the Hourglass District, seeing a play at downtown’s Dr. Phillips Center for the Performing Arts or shopping in the retail centers of SoDo, which feature Target, T.J. Maxx and more. SoDo is also home to Orlando Health Orlando Regional Medical Center, the nearest hospital.

Chill on the shore of Lake Cherokee
Lake Cherokee Park, the band of greenery that encircles the neighborhood’s namesake, is small but uncrowded. Benches and shady oak limbs provide waterside picnic spots. Residents can get a workout in at Al Coith Park, home to a half-mile jogging trail and workout stations. Cyclists can bike across the Lake Lucerne Pedestrian Bridge to leave the neighborhood and reach downtown, less than half a mile away. Once downtown, locals may catch a play at the Dr. Phillips Center for the Performing Arts or see a movie at CMX Cinemas Plaza Café 12.

Locals and their pets enjoy Yappy Hour
The Wellborn hosts weekend events in its fern-filled courtyard, from markets with local vendors to dog-friendly afternoons called Yappy Hour. With downtown less than a mile away, residents are close to Orlando Magic basketball games at the Kia Center and annual festivals such as the Immerse. This art show takes over 10 blocks, where dancers and acrobats perform in the streets.

Boone High School gets an A grade
Students are zoned to a pair of highly rated Orange County Public Schools campuses. The first is Blankner School, a kindergarten-through-eighth-grade school that Niche grades an A-minus. The other is A-rated Boone High School, where teens can take more than 30 Advanced Placement classes such as Computer Science and Studio Art. A few blocks from Lake Cherokee, The Christ School offers an A-rated private school option for students below ninth grade.

Highway and train station within a mile
The neighborhood sits next to two major roadways: Orange Avenue and State Road 408. These provide direct access to downtown and the east side of Orlando, but traffic may create noise for the homes alongside the roads. It’s less than a mile to Church Street Station, where the SunRail commuter train picks up passengers and stops at 15 other stations across the metro. Flights depart from Orlando International Airport, 20 miles away.
Lake Cherokee commuters need not go far, with Interstate 4 and Toll Road 408 just minutes away.
