A look at typical Lake Como home prices

Recent home sales generally vary from the low $300,000s to the high $600,000s. Houses built since 2020 have sold between the low $900,000s and $1.3 million. “The majority of the homes are 1950s and ‘60s ranch-style; you get a mostly vintage feel,” says Lisa Grey, a former Lake Como resident. Lisa and Jennifer Grey are broker-owners of Keyseekers Real Estate, which sells homes across Orlando. “Those homes in the 1950s were so small that you didn’t have families before. You see kids moving in now because they’re building onto those homes. Some of them are being knocked down and new homes are coming.”

Local public schools get strong ratings and offer magnet programs

Every home is within a mile of Lake Como School, a highly rated public school for kindergartners through eighth graders. Older students can attend top-rated Boone High School, home to criminal justice, finance and law magnet programs. Teens who apply and are accepted into any of the three magnet programs not only study these career fields in class, but they also take field trips, shadow professionals and even work internships.

No HOA fees in Lake Como

There’s no homeowners association in Lake Como, but the Lake Como Neighborhood Association maintains an active Facebook group that residents use to communicate and organize events. One neighborhood tradition is the launch of a Christmas tree into Lake Como, Grey says. “Every year, usually the first of December, all the neighbors get together in the morning and decorate the Christmas tree. The tree is decorated on this platform. Two groups would get into canoes and tie strings off to the sides of the lake and pull the tree into the middle of the lake. That night is when we’d do a lighting of the tree.” Even when there aren’t events going on, residents are out and about, Grey says. “You see tons of people walking their dogs, walking their kids in strollers. People talk to each other.”

Restaurants, bars and shops are nearby in the Hourglass District

Lake Como neighbors the Hourglass District, a collection of restaurants and breweries along Curry Ford Road. Speakers, turntables and rap lyrics adorn The Commission Beer Chamber, a bar inspired by New York City’s ‘90s hip hop scene. A couple of blocks away, Claddagh Cottage Irish Pub hosts bands that play jazz, rock and, of course, traditional Irish music. Farther down Curry Ford Road is Clemons Produce, which carries locally grown fruits and vegetables, as well as Amish meats and cheeses. Less than a mile north of Lake Como, a smattering of bars and boutique shops make up the Milk District. Lake Como is also within 20 miles of Universal Orlando Resort, SeaWorld Orlando and Walt Disney World Resort.

The commutes to downtown Orlando and other employment hubs

Lake Como borders Florida state Road 408, a toll road commuters can use to make the drive to Orlando’s Central Business District. During peak traffic hours, the drive can take 20 minutes, but it’s about a 10-minute trip other times of the day. Lynx buses pick up passengers on their way to the Central Business District, approximately a 15-minute ride.

The recreation scene centers around Lake Como’s waterways

Lake Como Park surrounds the neighborhood’s namesake. A path around the circular lake takes pedestrians on a short but scenic walk through oaks, azaleas and crape myrtles. When school’s not in session, Lake Como School’s playground is open to the public, and Delaney Park Little League uses the school’s baseball field for games. A sliver of lakefront makes up Lake Lancaster Park, a shaded relaxation and fishing spot that’s rarely crowded. A self-guided tour leads people through Greenwood Cemetery, established in the 1880s as Orlando’s first permanent burial grounds. The cemetery borders Greenwood Urban Wetlands, where trails wrap around Lake Greenwood.
