Homes popped up in Park Lake Highland at the turn of the 20th century, before the region became synonymous with tourism. As a result, houses call back to a more leisurely time in the state’s history, sometimes called Old Florida. The Colonial Revival homes and Mediterranean-style houses often come with covered porches and balconies. The neighborhood is historical but not stagnant, explains Douglas. Up the street, cocktail bar Lil Indies connects to Will’s Pub, a venue rocked by independent musicians since 1995. One of the neighborhood’s most notable landmarks is the towering dome at Lake Highland Preparatory School. The private school teaches students from prekindergarten through 12th grade, earning an A-plus from Niche. “People from all over Orlando send their kids there,” Douglas says. Students who attend Orange County Public Schools can start at Audubon Park School, a campus for kindergarteners through eighth graders that earns a Niche grade of A-minus. Locals can walk to Gaston Edwards Park, a grassy shore of Lake Ivanhoe, where kayakers and paddleboarders launch onto the water. A playground and sand volleyball court allow parkgoers to enjoy Orlando’s year-round warm climate – if the park isn’t getting doused by one of Central Florida’s frequent rain showers. For more than a decade, the Central Florida Dragon Parade has annually strutted through the neighborhood to celebrate Lunar New Year. Park Lake Highland connects to multiple major roadways, making it easy to drive around Orlando’s urban core. Colonial Drive and Orange Avenue route to the office towers of the Central Business District, less than 2 miles away. An on-ramp for Interstate 4 is less than a mile from the neighborhood. The Lynx bus that stops along Colonial Drive and Mills Avenue is the only public transportation option. However, the 3-mile-long Orlando Urban Trail skirts past Lake Highland, where cyclists can hop on and travel north to the city of Winter Park.FEMA reports hurricane and flood risks
Lakeside living in Florida does carry some risks. FEMA rates the risk of a hurricane in Orange County as relatively high. Likewise, FEMA data shows that some houses and yards around Park Lake and Lake Highland face a 1% annual chance of flooding, so homebuyers may want to research flood insurance options.
