One-story homes and lakeside estates
Along the quiet side streets off Mills Avenue, homes in Rowena Gardens were mainly built in the 1950s and ’60s, often in Florida's traditional one-story architecture with low-slung, gabled metal roofs. Many homes have porches, some with lanais to provide even more outdoor living space. Prices typically range between the mid-$600,000s and mid-$700,000s. The neighborhood also has several modern lakefront homes on Lake Rowena, which are usually larger and more expensive but rarely on the market.

Highly rated Orange County schools
Orange County Public Schools serves Rowena Gardens, and students can attend Audubon Park School for kindergarten through eighth grade. Audubon Park School receives an A-minus grade from Niche. The neighborhood is zoned for Edgewater High School, which receives a B-plus, or Winter Park High School, which receives an A-plus while being ranked the third-best public high school in the Orlando area. Students at Winter Park High can enroll in the school’s International Baccalaureate program.

Exploring the botanic specimens at Leu Gardens
The Leu Gardens are the cornerstone of the neighborhood and a major attraction in Orlando. Harry P. Leu deeded his property to the city in 1961, but he utilized his land like a public garden for years beforehand. “He would invite people to come in and look at his plants and enjoy his plants,” D’hollander says. “He would have people come and drive through long before he ever thought about donating it. I think it’s a lovely legacy that we get to continue to share it with the public.” Today, the Leu Gardens roll across 50 acres of cultivated green space with around 15,000 specimens. Several levels of membership are available for purchase, as well as free admission days each month.

Hip restaurants and shopping along Mills Avenue
The Mills 50 district is adjacent to Rowena Gardens, offering some of the city’s most vibrant shopping and dining options. The Mills Park shopping center features high-end chain eateries like Firebirds Wood Fired Grill along with a Fresh Market for groceries. Local spots along Mills Avenue include Pig Floyd’s Urban BBQ and TaKo Cheena’s Mexican-Asian fusion. Virginia Drive also features several restaurants, breweries and bars, such as Ten10 Brewing Company, which also offers an event space for small gatherings. For a neighborhood watering hole, residents can head down Virginia Drive toward Lake Ivanhoe where they'll find The Hideaway, a community staple dive bar. Colonial Drive — also known as Route 50, the second half of Mills 50 — also features plenty of dining options, especially Vietnamese cuisine. More shopping and dining spots can be found along Corrine Drive east of Rowena Gardens in the Audubon Park neighborhood. East End Market houses retailers and restaurants, while the Audubon Park Community Market sets up each Monday with local food and produce vendors.

Museums around Loch Haven Park
Leu Gardens has many community events, including art walks and movie nights. However, residents can also venture across Mills Avenue to Loch Haven Park, the epicenter of Orlando’s arts and culture scene. The Orlando Museum of Art has been open for over a century and offers tours and book clubs. The Orlando Science Center is located across the park and has several hands-on exhibits and events for kids and adults alike. “The Science Center is very cool because it’s very interactive,” says Tom Langmann, a Realtor with Re/Max 200 Realty who has lived in Orlando for 40 years. “My kids growing up had field trips going there. There’s just so much you can do.” Meanwhile, theatergoers can enjoy productions at both the Orlando Family Stage and Orlando Shakes.Locals also venture to Orlando's famous theme parks, several of which offer discounted passes for locals. Universal Orlando Resort is 12 miles southwest, while Walt Disney World is roughly 20 miles down Interstate 4.

Increasing access for pedestrians and bicyclists in Orlando
Rowena Gardens sits off one of Orlando’s busiest corridors, Mills Avenue. Downtown is 3 miles away, while nearby I-4 runs through Central Florida, leading east to Daytona Beach and west to Tampa. The city has worked to increase pedestrian and bicycle access, including the Orlando Urban Trail, which runs along Mills Avenue across from Rowena Gardens. Many area restaurants and shops are walkable, especially around Mills and nearby Virginia Drive. “There are a ton of activities where you don’t need a car,” Langmann says. “You can just get out and enjoy some fresh air and walk.”
