Established urban neighborhood with easy access to downtown
West Colonial, named for the busy commercial thoroughfare that runs through the heart of the community, is an established urban neighborhood that offers attractively priced midcentury housing in a convenient location just 3 miles northwest of Downtown Orlando. Colonial Drive is anchored by car dealerships that provide employment opportunities, and residents have easy access to State Route 408, which leads directly into the heart of the city. The neighborhood is located squarely in a part of the city that is slowly but surely reaping the benefits of Orlando’s revitalization efforts, which continue to radiate outward from downtown. “The city has put a lot of work into revitalizing the area west of Interstate 4 and north of 408,” says William Dedelow of Elite Real Estate and Property Management, who recently sold a renovated midcentury modern in the neighborhood for $255,000. “There’s been a lot of re-gentrification.”

Lotte Plaza Market offers a diverse array of grocery items
While car dealerships dot Colonial Drive, eclectic shopping options are found on each end of the busy corridor. Lotte Plaza Market is a one-stop grocery shopping option located on the east side of the neighborhood. It specializes in Asian foods but offers a wide variety of products. “They have all kinds of unique foods, including a French-Vietnamese bakery on-site. I’ve never been to a place that has so many kinds of food from so many places,” says Rochelle Warriner of United Real Estate Preferred, who has been immersed in Orlando-area real estate since 2019. “It’s not a quintessential American grocery store, so you can’t get everything, but if you want milk or eggs or toilet paper, they have it. It’s one of my favorite new spots in Orlando.” On the corridor's west side is the Central Florida Fairgrounds, which hosts the Orlando Outdoor Market, a long-running weekend event featuring a diverse collection of items. “It’s a very international market. You’ll hear every language under the sun,” Warriner says. “You’ll find everything from vendors selling fruits and vegetables to mom and pop trying to sell old appliances. My favorite thing is that they have an old-time stand where they make fresh lemonade. Every time we go, I have to stop there.” The Second Harvest Food Bank of Central Florida's Mercy Kitchen also is located in the neighborhood, and residents have access to Aldi and Walmart just north of the neighborhood along the John Young Parkway corridor. Nearby Caribbean Sunshine Bakery is a popular neighborhood eatery in an area that traditionally has not offered a lot of dining options.

The Central Florida Fair takes place each spring at the fairgrounds, which also is home to an amphitheater that hosts year-round concerts, a BMX bicycle track and Warrior Sports Park, advertised as Florida's largest outdoor paintball and airsoft battleground. Adjacent to the fairgrounds is the sprawling and picturesque Barnett Park. “It’s an amazing park with a really gorgeous lake,” says Warriner of the complex on the shores of Lake Lawne in neighboring Pine Hills. The amenities-filled park features baseball diamonds, soccer fields, a disc golf course and a skatepark among its amenities. South of the neighborhood, Roosevelt Martin Park is a popular fishing spot on the banks of Lake Mann.
