A friendly suburban neighborhood close to Chiefs kingdom
Residents of South Overland Park may live in a 1,000-square-foot condo or a sprawling mansion, but they all enjoy the same access to top-notch public schools, shopping, dining and family-friendly fun. “It’s pretty suburban. There are tons of parks and walking and biking trails. There’s great shopping and restaurants. The people are friendly. It’s safe and the schools are great,” says Jodie Brethour, a Realtor with Compass Realty Group, who has lived in the area since 1991. “There are a lot of family-oriented things to do and it’s so easy to get around. You don’t run into traffic like in other cities. The Kansas City Chiefs’ stadium is only 20 minutes away. The Chiefs are a huge draw.”
Homes at every price point
Those looking to move to South Overland Park will primarily find homes built from the 1980s to the present day. They come in a range of styles, including ranch houses, split-levels and contemporary homes with two-car garages. Properties typically rest on sidewalk-lined streets with spacious quarter-acre lots adorned by mature ash and maple trees that are common to the area. A three-bedroom townhome could be found for $300,000, while a sprawling five-bedroom Mediterranean-style estate with a pool may cost upwards of $2 million. “It’s still a strong market. If homes are priced right and in good condition, they’ll sell within a few days,” Brethour says. “It’s because of the low inventory. Not as many people are moving because the interest rates are high.”

A high school with a winning debate team
