Planned community next to retail shops and Route 101
Town Center isn't in the center of Oxnard; in fact, it's on the city's far north end, but it is the city's heart of activity. The neighborhood is best known for the Collection at Riverpark, the largest outdoor mall in the area, with tons of retail shopping and fun dining options. The Collection is a big draw for shoppers, but the planned community behind the mall has become a popular spot for homebuyers. "You'd think it's going to be really busy to live here, but it's actually such a nice place to be," says Realtor Doug Needham with Coastal View Real Estate, who's lived in Ventura County for over 35 years. The community was developed in the early 2000s, offering newer homes and accessibility to shopping and parks. Everything is thought out, from the maintained greenery decorating the streets to the walkable layout leading to the nearest of many neighborhood parks. "You almost never need to leave," says Needham, "there's tons of shopping, restaurants and really nice parks right in the community."

Mediterranean Revivals and townhouses
Oxnard Boulevard is the vein of the community, transporting residents from the shopping mall to a residential environment. The road is split by tree-lined medians and landscaped traffic circles that add to the neighborhood's aesthetic and allow residents to walk freely without cars whizzing by. Rows of Mediterranean-inspired homes branch off either side of the Boulevard, starting with small condos close to the mall and progressing into larger homes as they get further away. Two-bedroom condos starting at just under $300,000 are the cheapest options in the community. A few rows back, two-bedroom townhouses and three-bedroom detached rowhouses offer more living space and small front lawns, ranging in price from $540,000 to $780,000. Larger Mediterranean Revivals in the back of the community sit on their own lots, with fenced-in backyards. The sidewalks are bordered by tall hedges to give street-adjacent yards more privacy. These four-to-five-bedroom homes can cost about $800,000 to $930,000. "The prices here have remained relatively moderate because the neighborhood has added costs from Mello-Roos Taxes, but honestly it's still worth it because the community is so well-kept," says Needham. Mello-Roos is an added property tax dedicated to local infrastructure projects, only utilized by specific communities in California.

Walk to the Collection at Riverpark
The Collection at Riverpark is a short walk from the community. This expansive outdoor mall has a long list of retail shops like Lululemon and H&M, where residents can keep up with the latest trends. Whole Foods is a popular spot for groceries and specialty goods, and there's a Target for department store shopping. The mall also has tons of dining and entertainment opportunities. The Annex Food Hall offers an energetic, market-style culinary experience. Folks can grab bites from a selection of purveyors like Silverlake Ramen or Burnin' Mouth Hot Chicken and enjoy their meal at hall-style seating. Stand-alone restaurants like Los Agaves are popular for date nights, and the Cinemark Century movie theater is the perfect place to cap off the evening. The Collection has almost everything except for big-box retailers, but Costco and Sam's Club 3 miles down Route 101 have that covered.

Live music at the Collection
The Park View Court Live Music Series is held at the Collection's outdoor park on select weekends in April and May. While the tunes are rolling, folks can grab a bite at the Annex, chill out by a fire pit, play cornhole or dance in front of the stage like nobody's watching.
Multiple community Parks and nearby beachfront
The community has multiple parks positioned within walking distance of nearby homes. Central Park is the largest of the bunch, sitting at the front of the community, with open space for picnics and a walking path for weekend strolls. Crescent Park is where folks in the back of the community go for tennis matches and pickup basketball games, and kids can climb on the playground after school. East Park – fittingly on the east side – offers similar amenities. Oxnard Beach, just 8 miles south, is where locals spend much of their free time. This popular beachfront is always packed with activity, from playing at the waterfront parks to splashing in the Southern California surf.

Elementary and middle school in the community
The neighborhood is a part of the Rio School District, a kindergarten through eighth grade district, graded a C overall by Niche. Kids have a short walk or drive to Rio Del Mar Elementary and Rio Vista Middle, both rated a C. High Schoolers round out their journey at the B-plus-graded Rio Mesa High, which is a part of the B-plus-rated Oxnard Union High School District. Rio Mesa's International Baccalaureate program is a big draw for many students. The program involves advanced coursework to equip students with the judgment and skills to succeed in higher education.
The Rio Del Mar School serves the elementary aged children in Oxnard, CA.
The Rio Vista Middle School serves over 600 students from 6th - 8th grade.

Go up and down the coast on Route 101
Route 101 runs along the southwest side of the neighborhood, giving commuters a more convenient drive. Santa Barbara is a 35-mile drive up the coast, and downtown Los Angeles is 60 miles south. Heavy traffic towards the city can make the hour-and-a-half drive to LA take quite a bit longer. Some folks avoid the traffic by taking a 2-hour train ride to LA from the Oxnard Transit Station, 5 miles south of the neighborhood. Many residents work at Port Hueneme, just 7 miles south, home to a naval base and shipping port. Point Mugu Naval Air Station is also 11 miles down the coast.
