Pacheco, a census-designated place in northern Contra Costa County, is a small residential community that offers proximity to a trio of highly rated public schools, a variety of parks, open spaces and golf courses and convenient retail and dining options. An interstate and a major state highway provide residents with the ability to easily access several popular Bay Area destinations, including the mountains, wine country and the San Pablo Bay waterfront. “It’s a blue-collar bedroom community that’s close to everything without being in the middle of everything,” says Ed Massey, a Realtor for Compass with more than 20 years of experience based in nearby Walnut Creek. Closer to home, a community center is a popular gathering place for social activities and community events.
From manufactured to million-dollar homes
The community features a wide range of homes that occupy a wide range of prices. The east side of the community is taken up by several manufactured home communities offering residences priced between the low $100,000s to the low $300,000s. Concentrated west of Interstate 680, single-family homes are typically priced between the low $6000,000s and $1 million-plus. Established ranch-style homes and contemporary custom multi-level homes featuring private driveways, attached garages and small yards are common. Midcentury modern homes also can be found. Maintenance-free condominiums start in the high $300,000s. “Housing is going to be much more affordable than all of the surrounding communities,” says Massey.

Shopping and dining cluster around Interstate 680
The community offers residents a handful of dining options, including a pair of popular ethnic eateries – Pacheco’s Mexican Grill and Keunjib, a highly rated Korean restaurant. More eateries are available just south of the community, conveniently concentrated around the retail centers that populate the I-680 corridor. The Target-anchored Pleasant Hill Shopping Center and the shops in and around the nearby Sunnyvale Shopping Center provide an array of retail options.

Residents celebrate the holidays together with events at Pacheco Town Hall
Pacheco Town Hall and Community Center is centrally located along the Pacheco Boulevard corridor, which bisects the community from north to south. Regular adult dance classes are the featured social offering, and the main hall is often rented out on the weekends for private parties and milestone celebrations. The center also hosts holiday celebrations, such as egg hunts for Easter, community events, such as periodic clean-up days, and county meetings on important topics such as housing.

Three public schools and Diabo Valley Community College
Three schools that are highly rated by Niche serve the community’s students. Hidden Valley Elementary is a B-rated school, Valley View Middle is a B-plus-rated school, and College Park High is rated A-minus. The high school, which offers expanded curricula in several departments, including visual and performing arts and special education, is adjacent to the middle school, and a Diablo Valley College campus is next door. The community college also has a campus in nearby San Ramon.
Walking trails, public parks and rolling greens
Grayson Creek Trail provides a convenient paved path for walkers and bike riders. It starts in the heart of the community and runs for several miles, through Hayden Park – which is more of a dedicated greenbelt – and into neighboring communities to the south. Residents do have access to several larger green spaces and recreational amenities nearby. Hidden Valley, the neighboring community to the west, is home to a sprawling recreational center that features two parks that offer ballfields, basketball courts and playgrounds, a network of hiking trails and a small reservoir for fishing. Golfers enjoy proximity to a 9-hole public golf course adjacent to Buchanan Field Airport and the private 18-hole championship layout at Contra Costa Country Club just south of the neighborhood.

Conveniently located near Walnut Creek into wine country
Pacheco is bisected by one major roadway and bordered by another. Interstate 680 runs the length of the community. It connects south through Walnut Creek and into the mountains, and north across the water and into popular vineyard communities such as Napa and Sonoma. “You’re only about 10 minutes from Walnut Creek,” says Massey. “And it’s 35-40 minutes to Napa Valley, which is world-renowned wine country.” State Route 4, which forms Pacheco’s north side, connects directly west to the San Pablo Bay waterfront less than 15 miles away. Bus stops can be found throughout the neighborhood for convenient travel to nearby destinations.
