Set just west of State Route 111, the south Palm Springs suburb of Demuth Park was initially developed post-World War II with modest homes for military personnel, and according to Kevin Stern, owner/broker of Town Real Estate since 2012, "Demuth Park remains one of the most comparatively affordable neighborhoods in the city." Demuth Park's 61-acre namesake is the largest park in Palm Springs, sprawling across the neighborhood’s southwest, while the San Jacinto Mountains provide a panoramic backdrop. The midcentury modern ranch-style homes here are set within the flight path of the Palm Springs International Airport, the biggest noise factor to consider in an otherwise quiet residential enclave. The community's centrally located park

Most neighbors here live within walking distance of the eponymous Demuth Park, which offers 12 pickleball courts and a tennis court, as well as a community center and baseball diamond. In July 2024, the city voted to allocate $6 million to expand and upgrade the park, with plans to add 12 new pickleball courts, new lighting, trees and more. If approved by city council, the park should be under construction in 2025. Less than a mile east, The Palm Springs Surf Club offers luxury cabanas where residents can sit out by a wave pool or take private surf sessions. The public and upscale Tahquitz Creek Golf Resort is less than a mile southeast across the 111, with two 18-hole courses offering lush fairways with mountain views.

Simple shopping plazas for necessities

In the far southeast corner of the neighborhood, The Springs is a no-frills shopping plaza with big-box retailers like Home Depot, Ross Dress for Less and Dollar Tree. Across the street in the Gene Autry Plaza, locally owned restaurants include Goody's Cafe and Torakichi Ramen. Just north of the neighborhood, Ramon Road is lined with Mexican restaurants like Felipe's and Taco Asado, as well as fast-food chains and the local Villa Bakery. Area grocery stores include Walmart Supercenter, Ralph's and Trader Joe's.

Midcentury subdivisions and newer

Midcentury modern ranch-style homes from the 1950s and ‘60s sit side by side in neat blocks along sidewalk-less streets dotted with cacti and towering palms. Most of these homes have two or three bedrooms; when unrenovated, prices range from $450,000 to $500,000, and when remodeled, $750,000 to $800,000. “A lot of what we sell here are investment properties,” says John Lembeck, Palm Springs-based Broker with Citivest Realty Services. "Young people like the proximity to the airport, so they're either buying or inheriting these homes from older residents and flipping them, driving up their market value. They're selling quicker and quicker." To escape the extreme desert heat, nearly every home in the neighborhood has a private pool.

Palm Springs schools appreciate student wellness

Local kids can start school at Cahuilla Elementary, rated a B-minus by Niche, then continue to the B-rated Raymond Cree Middle. Palm Springs High earns an A and offers extracurriculars and athletics such as wrestling, dance and football. SunLine offers convenient local routes

Demuth Park is bordered on the east by State Route 111, which merges just north with Interstate 10. The 10 leads about 60 miles west to Riverside and about 110 miles west to Los Angeles. Stern says of the neighborhood, “It’s not the most walkable; usually a short drive is required to get to downtown Palm Springs and its amenities.” However, SunLine Transit Agency buses stop here and travel the city, and the Palm Springs Buzz offers free trolley service to downtown. Desert Regional Medical Center is 4 miles northwest, and the Palm Springs International Airport (PSP) is set 2 miles northeast.
