Secluded neighborhood north of Palm Springs
At the northern tip of Palm Springs, California lies the secluded neighborhood of Upper West Side. A short drive to downtown shops and restaurants, and close to mountains and desert vistas, the Upper West Side has homes and condos to meet a wide range of budgets. Sara Swanson, Realtor with the Paul Kaplan Group, has worked in the area for over 10 years and notes Upper West Side’s “easy access to Interstate 10” and proximity to the visitor center on San Rafael as well as to the Palm Springs Aerial Tramway to Mount San Jacinto State Park.

Condos and modern neighborhoods near Mount San JacintoM
The neighborhood consists of several communities with varying home styles. For homebuyers looking in the $400,000 to $600,000 range, the offerings consist of two-bedroom condos and townhomes. In the Sundance community, a two-bedroom, two-bath modern desert home with a custom, in-ground pool lists in the mid-$700,000 range. On the higher end, the Miralon community, built in 2021, with a grove of olive trees in the center of the complex, offers colorful, modern Pueblo Revival-style homes above $1 million. Yards in Miralon burst with senita cacti, agaves and bougainvillea. With Mount San Jacinto to the west and windmills to the north, residents of the Upper West Side can enjoy seeing more than just the desert sky.

Area schools offer dual language immersion
School-aged students in the neighborhood can attend Vista Del Monte Elementary and Raymond Cree Middle, both rated B by Niche. They offer students the opportunity to participate in Dual Language Immersion programs, which teach students in both Spanish and English. Palm Springs High School, rated A-minus by Niche, allows students to build real-world skills in welding, sports medicine, and filmmaking. Anne Hebert, teacher librarian at Palm Springs High School and 17-year resident says, “The film program just got back from a competition in Missouri." She says that students can begin taking electives their freshman year and as they learn, they get hands-on experience. For example, after learning about sports medicine, they can assist as student trainers with sports.

Access to parks and hiking near Upper West Side
Living in the Upper West Side means quick access to parks and hiking. The Desert Highland Park, 1 mile west, has badminton and a weight room as well as green space for locals to use. Hebert mentioned exploring Prescott Preserve, a neighborhood golf course that was converted into a nature preserve in the heart of Palm Springs. The hope is to protect endangered species such as bighorn sheep and migratory birds. Just west of the neighborhood is the tramway. After a ride up the mountain, residents and visitors can eat at the restaurants and try some “really lovely hiking trails,” according to Swanson. She also shared that there is an annual contest to predict the date of the first snowfall on the mountain. The winner gets four free tickets to ride the tram.
Indian Canyon Drive to access shops and restaurants
Accessing local dining means driving south on Indian Canyon Drive. Hebert recommends trying Manhattan in the Desert, about 6 miles south. “It’s a classic New York deli and the portions are large. You have to like meat, though.” Felipe’s, also 6 miles away, is another local favorite she mentioned; they are known for Guadalajara-style Mexican food. A closer option is Brown’s BBQ and Soul Food. For a quick trip to pick up staples, Tower Market is around 1 mile away. Albertson’s is just over 3 miles south. Swanson notes that Modernway Vintage and Re[x] off California State Route 111 offer vintage Midcentury pieces.

Buses and bike paths
The neighborhood is close to Interstate 10 and state Route 111 for those commuting to work. Buses run from Indian Canyon and San Rafael every hour, taking about 30 minutes to get downtown. Local traffic is less heavy in this neighborhood than in downtown. Bike access to shared roadways can be found on San Rafael, and separate bike paths heading to and from downtown are along Sunrise Way.
