Vintage vibes in the California desert
With its vast collection of homes from the 1950s and 1960s, it would be easy for homebuyers to feel like they've traveled back in time as they drive the streets of Vista Las Palmas. "Vista Las Palmas is the premiere midcentury modern neighborhood in Palm Springs," says Anook Commandeur, owner of Commandeur Group Real Estate with Keller Williams Palm Springs. "It tends to have a lot more architecturally significant houses than other neighborhoods. The location is great also. You're close to downtown and can walk to restaurants in the area." Buyers in this sought-after community have their pick of unique midcentury homes, which include various building materials, unorthodox roof shapes and plenty of windows. Mature palm trees are planted throughout the neighborhood, and the San Jacinto Mountains tower over the community, providing picturesque views from the backyard. With Palm Canyon Drive just a few blocks east, residents are within walking distance of several of Palm Springs' most popular shops and restaurants, allowing them to enjoy dinner and drinks without going too far from home.

Midcentury modern homes with desert luxury
Most homes in Vista Las Palmas are midcentury modern or desert modern houses, a style that Palm Springs has become known for over the years. Architects Charles Dubois and William Krisel are responsible for many of the neighborhood's designs, including A-frame, butterfly and batwing roof styles. Homes often have white stucco or stone exteriors or sometimes a mix of both. Large windows make up much of the homes, letting in plenty of the California sun. With tall palm trees and desert mountains above, residents can relax on their outdoor patio or in the backyard swimming pool as they take in the views. Houses with 2,000 square feet start at around $2 million, while 3,000-square-foot homes can cost up to $4 million. Homebuyers should be aware of the wildfire risk in the neighborhood, which Risk Factor calculates at somewhere between 0.2% and 0.5%, higher than much of Palm Springs.
