South-central Palm Springs’ neighborhood near downtown
One mile south of downtown Palm Springs, Warm Sands is close to parks, nature preserves, small resorts and the San Jacinto Mountains. This diverse area is older than Palm Springs by around 20 years and was built in several periods with sections of 1920s Spanish-style dwellings, 1970s ranch-styles and an array of manufactured homes . “Warm Sands is an older neighborhood with Spanish homes and some condos, and it’s in a nook with some commercial districts, too. It’s not just a residential neighborhood. There are tons of fun boutique hotels and exclusive small resorts. Warm Sands is a cute subdivision that becomes a destination for people when they stay in the city,” says Niko Esposito, a Realtor with BD Homes with nearly a decade of experience.

A variety of housing styles
Warm Sands’ housing was built in a series of waves: the first in the 1920s, the second in the 1950s and the last in the 1970s. This variety of periods gives the area a suburban feel with bungalows, Adobe-style houses, midcentury manufactured houses and ranch-style design mixing along the residential streets. It also allows for a wide range of prices. The neighborhood is divided into a 55+ manufactured home community near the western border and has more contemporary residences to the east. Homes sell for a median price of $950,000 after 51 days. Manufactured housing ranges from $89,000 to $95,000, while 1920s-era dwellings range from $600,000 to $1.5 million. 1970s or later constructions range from $900,000 to $2 million.

Neighborhood cafes and close-by shopping opportunities
The neighborhood is home to NYC-style Townie Bagels. The eatery makes over two dozen bagel flavors each day. Aspen Mills Bakery & Cafe has been baking over 30 varieties of bread for more than 30 years. This family business has a compact lunch menu focusing on fresh ingredients and still-warm bread slices. Nature’s Health Food & Cafe offers vegetarian and vegan dishes, as well as an organic market with bulk items and specialty ingredients. Ralphs Grocery Store is just north of Warm Sands, and the neighborhood is also a short distance from the Plaza Del Sol Shopping Center.

Nearby green spaces with athletic fields and hiking trails
Sunrise Park covers 38 acres just northeast of Warm Sands. The space has children’s play equipment, including water-squirting turtles. There are also basketball courts, a baseball field, a swim center and a skate park. Baristo Park is a pocket green space occupying two acres north of the neighborhood. It has a tot-lot for younger children and play structures for older kids. Prescott Preserve is immediately east of Warm Sands. It was a golf course community until 2022 when the Oswit Land Trust acquired more than 5,000 acres to restore as a nature reserve. The park has miles of multi-use and nature trails and nearly 200 species of birds. The nearby San Jacinto Mountains also offer a variety of trails for biking, horseback riding and hiking.

Highly rated schools in the Palm Springs Unified School District
Students could attend Niche B-rated Cahuilla Elementary from kindergarten to fifth grade before moving on to B-rated Raymond Cree Middle from sixth through eighth grade. The neighborhood is somewhat walkable as sidewalks can be sporadic, and bike lanes are also scarce away from East Sunny Dunes Road. However, public transportation is easy to find as bus stops dot the area’s bordering roads. The subdivision is near Interstate 10 and California State Route 111, which carry people to Coachella or Los Angeles. “Warm Sands is centrally located and is right on the dividing line of Central and South Palm Springs. People can get anywhere in the city quickly, and it’s close to all your needs,” says Esposito. The neighborhood is 1.3 miles north of the Eisenhower Brimble and Jones Health Center-Palm Springs and 2.5 miles from the Palm Springs International Airport.
