East Palmdale sits at the heart of the Antelope Valley, surrounded by the San Gabriel, Sierra Nevada Mountains and the Mojave Desert. This quaint neighborhood boasts big-city amenities, a soaring economy and endless opportunities to explore the outdoors.

Aerospace and defense industries took flight in the region after World War II, and they’ve been piloting the area’s economy ever since. The city’s U.S. Air Force Plant 42 is in East Palmdale, home to the Palmdale Regional Airport, Boeing, Lockheed Martin and Northrop Grumman, which employs thousands of people. "We're a military aerospace community, and people are relocating here for the jobs,” says Leonard Egstrom, Realtor with eXp Realty of California, Inc. “Proximity is another reason people are planting roots here.”

Escape to the great outdoors

The neighborhood is home to five parks, and at Domenic Massari Park, residents can shoot hoops, play tennis, or shred some payment at its skatepark. The park’s five ballfields are a popular spot for local little league teams. Hikers love the rugged terrain at Desert Sands Park, which also offers a disc golf course. East Palmdale is also home to one of the most botanically diverse nature preserves in the Antelope Valley. The 160-acre Big Rock Wash Wildlife Sanctuary boasts 37 species of wildflowers, Joshua tree woodlands and paths for hiking and horseback riding. And the 320-acre Alpine Butte Wildlife Sanctuary is just over the eastern boundary, where residents are treated to hiking paths, desert animals and some of the tallest Joshua trees in LA County. Or beat the desert heat at DryTown Water Park, which offers waterslides, a lazy river and a splash park.

A flourishing arts scene

The community is at the center of a burgeoning arts scene. The city has a public art master plan, and sculptures, murals and other pieces are sprinkled across the landscape. East Palmdale’s arts scene comes alive with the popular Kaleidoscope Art & Music Festival, a two-day event to experience live art and support fine art vendors. Antelope Valley Walls is another popular event, a week-long mural and arts festival that invites local and international muralists to paint new artwork across the region. In 2023, new murals went up in the neighborhood’s Desert Sands and Manzanita Heights parks.

Spanish-style homes with desert vibes

Newcomers to East Palmdale will find traditional ranch-style houses, modern Spanish-inspired homes, condos and townhouses. Lot sizes run bigger than most in LA County, and many homes come with sparkling pools and beautiful desert landscaping. A walkable community, the streets are wide and lined with sidewalks, and while residents in the upper and middle part of the community will hear some airport noise, the southern and eastern parts do enjoy a quieter, more peaceful setting. Single-family homes were built in the 1980s, ranging from $350,000 to $900,000. Most homes were built in the late 1980s. Condos and townhouses range from $345,000 to $425,000.

Education in East Palmdale

Palmdale Elementary School District serves most area students in kindergarten through eighth grade. In this district, most local students attend Golden Poppy Elementary and Shadow Hills Middle School, both of which received a C-minus on Niche. From there, students feed into Knight High School, part of the Antelope Valley Union High School District, which earned a B on Niche. Golden Poppy provides a Science Olympiad Program and a Folklorico group. Knight High offers football and girls’ tennis, a multi-cultural club and a digital, design and engineering academy.

From mom and pops to live entertainment

East Palmdale provides mostly locally owned shops, including Raizel Ramen, which serves up Japanese noodles and snacks, and the always-crowded Lee Esther's Creole & Cajun Cooking, a cozy Louisiana-style eatery offering gumbo and po’boys. Find groceries at Vallarta Supermarkets and Superior Grocers, and for a full day of retail therapy, head to Antelope Valley Mall, offering big box retailers and chains. For live entertainment, head to the Palmdale Playhouse, a performing arts venue known for its theater productions, art exhibits and concerts. Or catch an outdoor summer show or flick at Palmdale Amphitheater.

Central to it all

State Routes 138 and 14 get residents easily around the area, and SR-14 connects to Interstates 5 and 405 to the south, which provide access to the broader region. Palmdale Regional Airport is in the northwest corner of the neighborhood, and the closest international airport is in LA, 66 miles away from the city center. Antelope Valley Transit Authority provides several bus routes for the area, and the Palmdale Transportation Center is a regional hub providing Amtrak, Metrolink and other commuter services.
