“Most houses are new construction from builders,” says Christina Dimarzo, local and Associate Broker at Berkshire Hathaway HomeServices. “A lot of houses have only had one owner. There are a lot of families in Palmdale, so it’s mostly single-family homes.” West Palmdale homes are uniformly Modern Tradtional and often have a Spanish aesthetic achieved with stucco siding and red tile roofs. Prices range from $470,000 to $950,000. Homes of varying sizes sit side by side on residential streets, often coming with palm trees and modest yards. West Palmdale is home to Marie Kerr Park. Visitors spend afternoons shooting hoops or cheering on a local Little League team. There's a playground for younger kids and a skate park, too. On scorching SoCal days (temperatures reached 114 degrees Fahrenheit in 2024) locals can cool off at the pool or spend some time inside at the recreation center, which offers an indoor basketball court and organized activities for kids ages six to 14. Marie Kerr Park is also home to the Palmdale Amphitheater, which hosts family movie nights and a concert series each summer.Ritter Ranch Park swallows up the southwestern part of the neighborhood. It's comprised of 4,000 acres of open space with elevations reaching up to 5,000 feet. The park has hiking trails and leads into the Angeles National Forest.
School districts serving West Palmdale
Palmdale School District, Westside Union School District and Antelope Valley Union High School District serve West Palmdale. Depending on where they live, kids can start at Rancho Vista Elementary School, graded B by Niche. They can go on to attend Hillview Middle School, also graded B by Niche. To say West Palmdale residents are under a high-traffic area is an understatement. With the Air Force, Lockheed Martin, Northrop Grumman and Boeing all having plants in or around the city, it’s common to see planes overhead. In some cases, locals have reported seeing UFOs, which often turn out to be aircrafts from one of the nearby plants. However, no commercial flights are offered at the Palmdale Airport, so residents will head 60 miles south to Los Angeles, home of the nearest commercial airport.Air Force Plant 42 shares a runway at the Palmdale Airport east of the neighborhood. It’s a classified aircraft manufacturing site, which is also used by NASA.
State Route 14, called Aerospace Highway in Palmdale, runs through the neighborhood. The highway leads to Via the Aerospace Highway, Santa Clarita, is 35 miles west of the neighborhood, and Los Angeles is 60 miles south. While Palmdale has a Metrolink station, providing an alternative route to LA, most residents choose to drive. The city has little public transportation, and walking is not an option. “It’s a military town,” says Christie Limpus-Hathaway, resident and Realtor of Berkshire Hathaway HomeServices. “It’s centrally located, so it’s easy to commute. You’re an hour from snow and an hour from the beach.”
Palmdale Regional Medical Center is the closest hospital and is located in the neighborhood.
Shopping and dining along the Aerospace Highway
West Palmdale has multiple shopping centers The largest retail hub is near the intersection of 10th Street Northwest and Rancho Vista Boulevard, where shoppers pick up daily essentials at Target, groceries at Trader Joe’s and home improvement supplies at Home Depot. At Antelope Valley Mall, locals browse popular retailers like Dillard’s and Dick’s Sporting Goods. Dozens of local and small chain restaurants cluster around Route 14, including Los Originales Bar and Grill, which serves traditional Mexican dishes like tacos, fajitas and burritos, as well as a cocktail menu. Las Originales’ Palmdale location also offers the Las OG Lounge Bar if you want to dance the night away after dinner. This 21 and over hotspot features a live DJ, full bar, VIP booths and bottle service. Dining options are diverse, from Bigtuna Japanese Restaurant, Nopgow Thai Restaurant and Malhi’s Indian Cuisine to Original Tommy’s World Famous Burgers, Black Olives Mediterranean Cuisine and Applebee’s.
