A winding river, sprawling golf courses and towering live oaks – all of this is within just a few miles of The Reserve, an increasingly popular golf community on Pawleys Island. The Reserve Golf Club and surrounding area were established in 1998, making it one of the more recently developed golf neighborhoods on the island. The prime location on the north part of the scenic Pawleys Island offers proximity to various outdoor recreation options, from a private marina on the Waccamaw River to the Huntington Beach State Park hiking trails. The updated homes reflect the traditional architecture found throughout the rest of the Grand Strand, giving it a classic Southern style. The Reserve’s large properties and renovated amenities put it at a higher price range than other golf neighborhoods on the island. “As far as the gated communities, The Reserve is going to be a step up,” says Mariah Johnson, a Georgetown County native and Realtor with The Mariah Johnson Group through Coldwell Banker Sea Coast Advantage. “It’s gonna have a higher price point and be a little newer.”

Boats dock along the Waccamaw River
The neighborhood is built alongside the nationally acclaimed Reserve Golf Club, which has an 18-hole course surrounded by Low Country wetlands and live oaks. Avid golfers can also visit the courses at Willbrook Plantation and Tradition Club, each less than a mile from The Reserve. Boaters dock at the Reserve Harbor marina along the Waccamaw River, one of the most popular boating locations on Pawleys Island. “Waccamaw is beautiful, full of wildlife and full of fish,” says Debra Buffkin, a South Carolina native and executive director of Winyah Rivers Alliance. “You feel like you’re a million miles away when you’re on it.” While Johnson says homeowners will have to buy separate memberships to the golf club and marina, private access to Litchfield Beach is available to all Reserve residents. Its location on the northern side of Pawleys Island also makes it only 5 miles from Huntington Beach State Park, beloved for its local bird species, private beach and the Atalaya Castle, a 1930s Moorish-style mansion.

Fresh-caught haddock at Captain John’s
The Reserve is situated away from the main stretch of Ocean Highway but is only a 2-mile drive from the restaurants and shops that are clustered around the major road. Farm stands like Mary Beth’s Local Foods sell local produce every day of the week along the highway, while Food Lion and The Fresh Market are larger grocery options. For boutique shopping, Hammock Shops Village has 21 local shops, including its namesake hammock store, which has been open since 1938. Ocean Highway also has no shortage of fresh seafood options. Captain John’s is known for its lobster rolls and buttery haddock, Bistro 217 puts a fine dining twist on locally caught flounder and grouper, and Graham’s Landing specializes in fried seafood baskets.

Charleston-style cottages on The Reserve’s private streets
Houses in The Reserve reflect a wide range of the Grand Strand’s most popular architectural styles. On a single private street, there are Low Country cottages with prominent porches and dormer windows, narrow “Charleston singles” with covered front porches and balconies, and luxury homes with French chateau-style flat roofs. A single-family home typically ranges from $600,000 to $800,000, and a property over 3,500 square feet can sell for $1 million to $2 million. The community also has multiple condo complexes, popular with part-time residents and full-time locals. Units sell for $500,000 to $600,000. While the entire island is prone to flooding, The Reserve is more protected than communities closer to the beach or the Waccamaw River. The Reserve also has a desirable CAP Index Crime Score of 1 out of 10, well below the national average score of 4.

Ocean Highway covers all of Pawleys Island
Ocean Highway, also called Route 17, runs through the center of Pawleys Island and connects Georgetown, 12 miles to the south and Myrtle Beach, 28 miles to the north. Coast RTA also has a daily bus route between the two cities. While it is a convenient drive to either of these destinations, locals won’t have to leave the island for the basics. Pawleys Island has a small clinic, MEDcare Urgent Care Pawleys Island on Business Center Drive, and multiple houses of worship, including St. Paul’s Waccamaw Methodist Church and St. Peter’s Lutheran Church on Ocean Highway.
Georgetown County’s top-rated elementary school
Pawleys Island is zoned into the Georgetown County School District. Niche named the island’s main elementary school, Waccamaw Elementary School, the best public elementary school in the county and gave the school an overall B-plus grade. Waccamaw Middle School and Waccamaw High School also have B-plus scores. The high school is most known for its decorated athletic programs, including state titles in football, soccer and tennis. Coastal Carolina University is one of the largest regional colleges, just outside of Myrtle Beach. The southern tip of Pawleys Island is also home to environmental research institutions for the University of South Carolina and Clemson University.
